The Financial Center Building located at 704 S. Spring Street in Downtown Los Angeles has a prime corner location at Seventh and Spring Street with 86 units composed of 7,000 sq ft retail and 78 office suites. The Financial Center Building is family owned for over twenty years.
We are currently seeking a qualified property assistant property manager to join our team.
JOB RESPONSIBILITIES:
The Assistant Property Manager (APM) reports to the Manager and VP of Real Estate. The APM is responsible for leasing, collections, and notifying the facility manager of any needed building maintenance. The APM will interface with two building maintenance technicians who report to the Facility Manager. The APM is responsible for the marketing of open units, drafting leases for VP of Real Estate for qualified potential tenants, and general tenant relations in the building. The APM may perform any combination of routine calculating, posting and verifying duties to make payments to vendors, process resident rental payments and obtain primary financial data for use in maintaining property accounting records. Must be bilingual – Spanish and English - required. Yardi a plus.
Leasing
Greet prospects and qualify using established criteria.
Document prospect and tenant phone conversations & in-person visits.
Update availability report, process applications for approvals. (i.e., credit check, etc.), Perform Tenant move out and move in inspections and document them in writing.
Submit processed applications to Supervisor for approval. Follow up with applicant regarding status in a timely manner.
Ensure suites are ready for move-in on agreed date.
Monitor renewals. Distribute and follow-up on renewal notices.
Represent the company in a professional manner at all the times.
Building Management
Identify maintenance items and notify facility manager promptly.
Perform simple maintenance tasks such as sweeping out vacant units.
Administrative
Operate computer programmed with accounting software to record, store and analyze information.
Understand the lease, credit reports and application process.
Accept rental payments and log collected rents in the computer.
Negotiate preliminary leases, gather applicant’s business history and credit approvals, show suites, draft leases, obtain approval on final version of lease and obtain applicant signatures.
Comply with federal, state and company policies, procedures and regulations.
Safety Responsibilities:
Learn and ensure compliance with all company, local, state and federal safety rules.
Ensures that unsafe conditions are identified and corrected in a timely manner.
EssentialJobFunctions:
High School Diploma or equivalent required; some college preferred.
A minimum of one-year experience in property management including leasing experience.
Demonstrate strong oral and written communication skills.
Competence in operation of telephone, business calculator, copy machine, facsimile, personal computer/keyboard, Microsoft Office including Word, Excel and MS Outlook. Yardi software a plus.
Must possess a positive attitude.
Ability to work evenings and weekends as needed.
Demonstrate ability to diffuse and respond to tenant concerns.
Successfully pass background test.
Must be bilingual – Spanish and English.
