Job Overview:
We are seeking an experienced and driven Regional Property Supervisor to join our dynamic team. The successful candidate will be responsible for overseeing the operations of multiple communities within Houston, TX, ensuring efficient and effective management of our real estate portfolio. Responsibilities include but not limited to:
1. Working with the Accounting Staff, review reports and make recommendations.
2. Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations
3. Responsible for ensuring the timely and accurate submission of timesheets for their team
4. Reviews all renewals and prepares budget increase recommendations according to the operating budget and market conditions
5. Supports the overall marketing efforts and offers input and suggestions in regards to promotions, advertisements
6. Inspect assigned properties in accordance with company procedures
7. Collect base rent, recoverable expenses, and percentage rent in accordance with lease agreements
8. Assist in the preparation of monthly management narratives and budget variance reports, annual operating budgets, budget forecasting, and common area maintenance reconciliations
9. Collection of tenant account receivable balance
10. Prepare and present thoughtful and achievable annual and forecasted budgets reflecting the owner’s objectives
11. Review and approve all property expenditures
12. Effectively communicate and form positive relationships with residents, tenants, staff, owners, asset managers, partners, executives and the community at large
13. Hire, train, coach, counsel, evaluate and mentor on-site and roving office or maintenance employees to insure physical and financial objectives are met while providing excellent customer and client satisfaction
14. Inspect properties for quality assurance and compliance with policies, procedures and governmental regulations
15. Create and/or update policies and procedures as needed and approved by the Director of Property Management
16. Promptly address and cure complaints or concerns with residents, tenants, staff, owners, asset managers, partners and executives
17. Negotiate and/or oversee negotiations and preparation of vendor contracts
18. Monitor the fiscal performance and strategies to meet or exceed the financial goals of each asset
19. Respond as required during emergency situations for the assigned portfolio and others as needed
Qualifications:
1. Proven experience in a management or administrative role, preferably within the real estate industry.
2. Strong negotiation and conflict management skills.
3. Strong analytical and problem solving skills
4. The ability to manage multiple offices and facilities effectively. Demonstrative proficiencies in technology and including property management related software (Resman/OneSite a plus) word processing, spreadsheet, database management, email, social media and marketing
6. Strong interpersonal communication skills a must
7. The ability to bridge any gaps between departments and become a team player.
8. Develop comprehensive annual inspection process for properties.
· 9. Perform additional duties as assigned/required
10. Minimum 7 years of success in a position of Regional Supervisor in the Multi-Family services industry, preferably in Houston, TX.
11. Strong reporting and self-disciplinary skills a must

Pay: $105,000.00 - $110,000.00 per year
