JOB SUMMARY:
The Maintenance Technician is responsible for performing all general, routine maintenance and grounds keeping tasks to which he/she is assigned to keep the property well maintained, attractive, and in compliance with local City, County, and State oversight authorities.
RESPONSIBILITIES:
· Makes minor routine repairs to rental units.
· Cleans vacant apartments, common areas, laundry rooms, offices, and windows.
· Polices the grounds daily to remove paper, cans, litter and garbage.
· Sweeps and cleans exterior public areas.
· Maintain and clean all grounds equipment.
· Responsible for receiving and responding to after hour emergency maintenance calls.
· Prioritize tenant service calls and follow-up upon completion.
· Bring to the attention of the Property Manager any problems or questionable operational characteristics.
· Oversee outside contractors conducting repairs, maintenance or construction on properties.
· Inspect building, grounds and equipment for unsafe or malfunctioning conditions.
· Receive and respond to all security alarm notifications.
· Other duties as assigned.
QUALIFICATIONS:
· High school diploma or GED required.
· Valid driver’s license or ability to obtain prior to starting date and the ability to drive.
· Ability to frequently lift, move and/or carry items up to 75 pounds frequently.
· Knowledge of Microsoft Office Suite to include Word and Excel.
Experience
The Maintenance Technician must have prior experience as a maintenance person and/or custodian with basic knowledge of carpentry, plumbing, and electrical work. The Maintenance Assistant must also be personable, neat, and courteous, as well as willing to attend to the needs of the tenants. Excellent interpersonal and communication skills are necessary. A positive attitude, attention to detail, and appreciation of the importance of customer service are essential.
