RESPONSIBILITIES
- Demonstrate an organized, can-do attitude with a strong motivation to create solutions and improve processes.
- Develop and maintain strong relationships with home buyers, facilitating clear communication with all relevant parties.
- Conduct pre-walkthroughs of homes to create punch lists for construction teams, ensuring homes are delivered to customers in optimal condition.
- Educate homeowners on the operation of appliances, heating/cooling systems, and home maintenance processes.
- Clearly interpret and explain warranty terms and conditions to customers, ensuring comprehensive understanding of coverage, issue handling, and responsibilities.
- Schedule and oversee trade partner repairs in homes post-delivery, promptly respond to service claims, and follow up to ensure completion of warranty repairs.
- Maintain accurate records of all claims, communications, and service requests, and prepare regular reports for management.
- Investigate and resolve complex or escalated issues related to warranty claims and service delivery.
- Keep precise logs and documentation of all work performed.
- Perform additional duties as assigned.
- Utilize company software and tools to manage claims, track service requests, and communicate effectively with stakeholders.
- Identify opportunities for process improvements and contribute to the development of new policies and procedures to enhance the warranty program.
QUALIFICATIONS
- A cheerful disposition with the ability to effectively deliver customer satisfaction.
- Demonstrated excellent phone skills for pleasant interaction with homeowners, subcontractors, and staff daily.
- Strong organizational and email habits to professionally respond to all communications.
- Proven ability to maintain active reports of outstanding requests and their current status.
- Effective schedule and time management skills for personal tasks and delegating to customer service staff.
- Proficient computer skills, including experience with Microsoft Office Suite (Excel, Word, Project, PowerPoint, and Outlook).
- Knowledge of the construction process and trades involved in new home construction is a plus.
- Bachelor's degree and a minimum of 2-3 years of experience in home warranty, insurance, or a related field, with a strong understanding of claims processing and customer service.

- Lifting: Must be able to lift and carry items weighing up to 40 lbs.
- Bending: Must be able to bend, stoop, and kneel to perform tasks such as changing light bulbs, fixing fixtures, and other minor repairs.
- Reaching: Must be able to reach overhead and in various directions to access and repair light fixtures, switches, and other equipment.
- Standing: Must be able to stand for extended periods.
- Climbing: Must be able to safely use ladders and step stools.
- Walking: Must be able to walk through construction sites and navigate uneven terrain.
- Fine Motor Skills: Must have the dexterity to handle small tools and components for repairs and maintenance tasks.
- Vision: Must have good vision, with or without corrective lenses, to perform detailed tasks and inspections.
- Communication: Must be able to communicate effectively with homeowners and team members, both verbally and in writing.
- Problem-Solving: Must be able to identify issues, troubleshoot problems, and implement solutions efficiently.
- Flexibility: Must be able to adapt to various work environments and conditions, including working outdoors in different weather conditions.
