Position Overview: We are seeking a highly motivated and experienced Property Manager to join our team. The Property Manager will be responsible for overseeing the physical and financial performance of a portfolio of properties within our organization. This role requires strong hands-on commercial office and warehouse management knowledge and experience, combined with analytical skills, exceptional communication abilities, and a proactive approach to property management.
Key Responsibilities:
1. Portfolio Management: Manage a portfolio of commercial and industrial properties, including office buildings, and warehouses.
2. Building Maintenance: Capable of monitoring all daily property operations and maintenance activities. When required, provide hands support to ensure successful daily performance, including diagnosing and addressing building HVAC, electrical, plumbing, security and fire/life safety issues.
3. Property Repair & Maintenance: Evaluate, budget, bid, and manage all repair and maintenance projects at properties completed by 3rd party contractors, including HVAC, electrical, life safety alarm/suppression, plumbing, sanitary and security systems.
4. Financial Analysis: Conduct detailed financial analysis and reporting to evaluate the performance of properties, including capital development, budgeting, forecasting, and variance analysis.
5. Lease Engagement: Support Leasing team through review, interpretation, and incorporation of tenant lease requirements.
6. Tenant Relations: Foster positive relationships with tenants, address tenant concerns, and proactively seek opportunities to enhance tenant satisfaction.
7. Team Collaboration: Collaborate with internal departments, including acquisitions, leasing, and property management, to achieve organizational goals and objectives.
Qualifications:
· Associates’ degree in real estate or related field/industry trade. Bachelor degree preferred.
· Proven track record, with minimum of 8 years’ experience, successfully managing commercial real estate assets, including office, warehouse, and industrial properties. Experience shall include operation of properties with central building plant HVAC systems.
*MUST HAVE COMMERCIAL PROPERTY MANAGEMENT EXPERIENCE NOT RESIDENTIAL*
· Strong building systems knowledge and experience, including HVAC (including BMS software systems), electrical, plumbing, fire/life safety and security systems. .
· Financial acumen, including financial analysis required. Experience using real estate accounting software preferred (Yardi).
· Excellent interpersonal and communication skills, with the ability to build and maintain relationships with tenants, vendors, and stakeholders.
· Required proficiency in Microsoft Office Suite.
· Received a Universal EPA Certification for HVAC refrigerant management.
· capabilities, including English and Spanish.
· Has a driver’s license with clean driving record.
· Position will be focused on managing properties located in both Fairfield County (CT) and Westchester County (NY).
