Our growing Property Management Company is seeking a highly motivated and enthusiastic individual to serve as a Maintenance Supervisor.
The Maintenance Supervisor is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Supervisor is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Community Manager.
Essential Duties & Responsibilities
- Community Maintenance
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units.
- Assist with the scheduling and performance of all maintenance/repair-related turn events
- Assist in the daily clean up pf the exterior of the community, including grounds, breezeways, and all common areas
- Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
- Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
- Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested.
- EPA Universal and HVAC Certification Required.
What is Needed:
A strong understanding of preventative maintenance processes. A strong knowledge of electrical, plumbing, carpentry, and mechanical systems as well as landscaping, concrete and asphalt are necessary.
In this role you will:
Within the limits of corporate policies, approved budgets, owner’s goals and in line with Kahuna Management, LLC, the incumbent has the responsibility and commensurate authority to accomplish the following duties:
- Maintain excellent curb appeal on assigned properties.
- Perform general and emergency maintenance of apartments and common areas.
- Make units ready for new tenants.
- Monthly visual inspection of community for defects, condition of roofs, gutters, downspouts, walk ways, parking lot and apartments.
- Follow and perform duties as outlined in the Preventative Maintenance Checklist.
- Help Community Managers prepare for on-site inspections when needed.
- Assist Maintenance Coordinators with capital improvement plans and capital improvement projects.
- Identify local contractors to be used in the absence of site service technicians.
- Other duties as assigned by the Property Manager, which will include after-hours work, as needed.
