Physical Demands and Working Conditions: Requires quite a bit of walking throughout the day. Stoops, bends, climbs and some moving of heavy equipment. Handles and operates tools and equipment. Works both indoors and outdoors.
Duties and Responsibilities: Operates and maintains boilers, Operates and maintains electrical and mechanical equipment and systems. Check such items as circuit and breakers, switches, relays, starters, connections and filters for mechanical electrical faults, signs of wear, dirt or over-loading and other indications of trouble. maintains power, heat and cooling systems. Carry out minor plumbing, carpentry and electrical repairs for the building. Regulates and ensures the continuous flow of water and fuel. Daily inspects all control equipment, meters and gauges to see they are operating properly. Develops and implements preventive maintenance programs. Performs touch up painting as required in lobby, halls, etc. Maintains refuse chute and supervises porter in the cleaning of same. Supervises the porter in the safe disposal of building refuse and assists as needed. Replaces or repairs locks and hardware. Ensures the proper maintenance of the elevators, exhaust systems, intercom system, sprinkler system, mailboxes and master antenna. Ensures the proper maintenance of the fire alarm system all fire apparatus, extinguishers, etc. Maintains walkways and parking lot at all times with proper equipment. Removes snow with proper equipment. Maintains all drains. Clean terrace and patios. Maintains and safeguards inventory of all tools, equipment, repair parts and needed supplies. Readies vacant apartments for new tenants. Prepares requisitions for replacement parts, materials and supplies. Supervises the porter. Performs porter duties in the absence of the porter as required. Assures compliance with Federal, State and City Codes, regulations and operating certificate. Performs other duties as assigned by Housing Manager.
Requirements: CAT S13, CAT S12, CAT P99
Qualifications
- Proficiency in OSHA regulations and practices
- Experience with construction management software such as ProCore and Bluebeam
- Strong background in project scheduling and budgeting
- Demonstrated ability in supervising and managing construction sites
- Familiarity with reading blueprints and conducting construction estimating
- Knowledge of quality control processes and procedures
