Position: Senior Associate, Portfolio Management
Location: New York, NY
Reports to: Executive Vice President, Asset Management
SUMMARY
This in-person, New York, NY-based position’s primary responsibility will be leading the asset management effort for Safehold Inc., including (i) a portfolio of Ground Leased assets in various property types of real estate including multifamily, office, industrial, hotel, and retail, and (ii) a portfolio of Real Estate Loan investments. Responsibilities will be varied, and some domestic travel may be required. The successful candidate will report directly to EVP, Head of Asset Management.
The candidate will have experience in asset management, a high degree of exposure to real estate transactions and must be a self-starter and able to think critically.
RESPONSIBILITIES
- Monitor real estate submarket activity to proactively identify any areas of concern in the portfolio.

Assess and analyze real estate and credit risk for ground lease investments.

Formulate and provide insightful opinions to help generate actions to be taken in the portfolios and prepare analysis and recommendations for senior management as needed.

Develop an in depth understanding of key asset specific lease provisions and key risks associated with the company’s position on those assets.

Work closely with internal lease administration team to address any lease compliance related issues and anticipate any underlying asset performance issues via pro-actively monitoring of tenant financial reporting.

Work closely with internal legal team to ensure any material ground lease amendments are documented correctly and efficiently.

Create, prepare, and maintain quarterly asset management reports for presentation to senior management tracking all ground lease tenant reporting.

Work with internal ground lease origination/acquisition team to identify any future growth opportunities in existing portfolio.
Requirements:
QUALIFICATIONS
- Business related undergraduate degree.

5-7 years’ relevant experience.

Must have related work experience in Real Estate or Analyst field and familiarity with finance terms, structures, and industry-standard operating assumptions for both commercial and multi-family properties.

Must have a high level of proficiency with financial modeling, spreadsheets and Argus.

Strong analytic, financial, communication skills, and critical thinking skills with the ability to draw conclusions from market research, site visits, financial models, published reports and conversations with borrowers and other real estate professionals.

Self-motivated and display strong attention to detail.

Possess the self-confidence to articulate and defend recommendations and question those of others.

A positive and proactive work ethic and comfort operating with limited direction.

Total Compensation Range: $130,000 - $170,000 (base salary + participation in performance incentive program)
The total compensation salary range for this role is posted. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location, and alignment with market data. Additionally, company employees may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility, and Company approval.
