The Maintenance Technician is to assist in ensuring that the community meets safety, appearance, and operational standards established by the organization by servicing maintenance requests, complete residential requests for maintenance, and provide excellent customer service. As a team member performance must align with the Company’s vision, services quality and strategic initiatives in order to accomplish the operational objectives.
Wage Status
Hourly (Overtime may be required) Will be required to work weekends and on-call hours.
BASIC FUNCTIONS:
- Responsible for helping to maintain the entire property in an attractive, comfortable condition.
- Assists in trash pickup on the property.
- Assists with resident work requests.
- Assists in all types of maintenance, when necessary and as requested.
- Assists in completing the turnovers/make-readies of vacant units, as requested.
- On-call in accordance with scheduling to handle maintenance emergencies from residents and property emergencies.
- Assists with resident functions, as requested.
RELATIONSHIPS:
- Reports to the Maintenance Supervisor and Property Manager on a regular basis, as directed.Maintains good relationship with other staff members, working with the Leasing Office and under the direction of the Maintenance Supervisor.
- Maintains good rapport with outside, contract vendors working on the property.
- Maintains good rapport with current and prospective residents.
RESPONSIBILITIES:The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Maintenance HVAC Certified Technician..
- Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the organization.
- Service appliances, as requested.
- Services general plumbing and basic electrical needs of the property to include replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
- Rekey locks, as requested.
- Replace burned out light bulbs, broken globes, etc., in units and throughout the exterior of the property, as needed.
- Performs corrective maintenance and satisfied residents’ needs following company procedures when performing service requests.
- Observes the condition of the apartment and reports any unusual circumstances (Size/number of pets, unauthorized occupants, illegal activity, etc.)
- Observes condition of property in general and reports any unusual circumstances.
- Makes regular inspection of the grounds, buildings, plumbing, electrical fixtures, appliances and major equipment, as directed.
- Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory.
- Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems, and any apartment material/maintenance requests within scope of management responsibility.
- Cleans up thoroughly after performing work.
- Notifies Maintenance Supervisor and/or Property Manager, as directed, regarding any supplies necessary to complete service requests.
Perform preventive maintenance on equipment and apartments.
- Request supply replacement and assist in stocking inventory.
- Attends employee meetings and training seminars, as required
- Should be familiar with the location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property.
- Enters occupied apartments to perform necessary repairs.
- Cleans up thoroughly after performing work.
- Notifies Maintenance Supervisor and/or Property Manager, as directed, regarding any supplies necessary to complete service requests.
- Performs pool and spa maintenance, as directed.
- Follows company procedures regarding safety and emergencies.
- Attends employee meetings and training seminars, as requested.
- Wears company uniform and badge during work hours.
Resident Retention
- Provide superior customer service to internal and external customers.
Safety
- Responsible for reporting all property hazards, deficiencies and or risk management safety issues are reported immediately to Supervisor or Property Manager.
- Attend and participate in training programs as required.
- Attend safety and skills training for Maintenance Employees.
- Proper compliance of all OSHA regulations.
- Secure storage/pool areas, check timers and listen for electrical shorts and malfunctioning motors.
- Assist with hazardous weather problems, fires, floods, freezes, etc.
- Maintain an organized and clean work area and maintenance shop.
Administrative
- Knowledge of an ability to follow proper safety techniques in accordance with Company, community, and departmental policies, procedures and standards.
- Ability to use a computer, a smart phone, and enter service ticket information into the system.
- Demonstrated ability to understand and comprehend instructions.
- Respond to questions or resolve resident, vendor, contractor or work scheduling issues.
Essential Job Qualifications
- High School diploma or equivalent preferred. Technical or vocational certificate and/or degree accepted.
- Must have a valid driver’s license.
- Must be available on evenings, weekends for staffing needs and emergencies. Will be regularly called upon to work overtime and service calls after office hours schedules.
- Bilingual in Spanish is a plus.
- Successfully passed a drug test.
- Prefer 1 year experience in on-site apartment or hospitality maintenance.
- Experience in building and mechanical maintenance including HVAC, plumbing, electrical, appliance repair, painting and drywall, and/or pool maintenance a plus.
- EPA Type II or Universal certification preferred.
- Some locations require certification in pool operation (CPO).
- Must possess a positive attitude and the ability to smile under all circumstances.
- Achieve Fair Housing certification prior to interaction with prospects or residents.
- Compliance of OSHA laws and regulations.
- Participate in training in order to comply with new or existing laws.
- Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
- The ability to bend, stretch, twist, or reach with your body, arms, and/or legs. The ability to exert muscle force to lift, transport, and push a vacuum cleaner or mop.
- Occasionally lifting items weighing up to 50 lbs. Requires normal range of hearing and eyesight. Physical presence onsite is required to perform essential job functions unless otherwise noted.
- Periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
