Gallaher Senior Living, a subset of Gallaher Companies, is seeking a Regional Maintenance Director for its California portfolio. The Regional Maintenance Director is responsible for managing and directing the maintenance activities across multiple facilities within the assigned region. This role ensures that all facilities are maintained in a safe, efficient, and operational state. The ideal candidate will have extensive experience in maintenance management, strong leadership skills, and a deep understanding of mechanical, electrical, and building systems. As Regional Maintenance Director, you will report to the VP of Maintenance & Facilities.
GENERAL RESPONSABILITIES
- Lead, mentor, and develop a team of maintenance managers and technicians across multiple sites.
- Ensure units are turned promptly according to company standards.
- Evaluate and negotiate contracts with vendors and service providers.
- Oversee and implement comprehensive maintenance and safety programs, including preventive, predictive, and corrective maintenance.
- Coordinate and oversee major repairs, renovations, and projects.
- Monitor expenses and implement cost-saving measures without compromising quality or safety; provide budgetary input.
- Act as a contact for maintenance team members when technical questions or issues arise.
- Conduct regular site visits to ensure facilities meet company standards.
- Communicate effectively and display tactfulness and friendliness when interacting with residents, families, visitors, and team members.
- Complete other duties as assigned by the VP of Maintenance & Facilities.
REQUIRED EXPERIENCE & SKILLSET
- Must be willing and able to travel within Northern California weekly, with occasional travel to Southern California on a monthly basis.
- Possess basic knowledge of electrical, plumbing, HVAC.
- Capable of making decisions, solving problems, and prioritizing tasks and projects independently without supervision.
- Experience with reviewing financial reports, completing budgets and coordinating CapEx projects.
- Strong track record of successful personnel management – including vendor relationships.
- Possess professional grade communication abilities both on paper and in-person in English.
- Able to confidentially operate a computer and have the ability to learn software programs.
- Physical Requirements include but are not limited to: Ability to lift and/or move items over 75 lbs. as needed, talk and hear, ability to access apartments on first, second and third floor levels, stand, walk, bend, kneel, stoop, crouch, crawl and climb all day
- Experience in the assisted living industry a plus, but not required.
