Community Construction Manager
Job Description
Objective:
Under the immediate supervision of the Regional Construction Manager and the general direction of the Vice President, manage the construction process for all assigned homes / communities.
Responsibilities:
· Train and supervises the day to day construction labor on assigned job sites. Labor is 100% completed via subcontract labor. Also responsible for recruiting trade base and referring same to purchasing department for contract finalization.
· Performs miscellaneous "punch out" items in preparing houses to close.
· Responsible for ensuring safe work practices are evident on all jobs. Must insist upon compliance with KGI safety and health policies as stated in the safety and health Training manuals. Must understand and comply with all OSHA job site requirements. Must conduct and log weekly jobsite “Tool Box” talks.
· Where necessary, has the coordinated authority with the Regional Construction Manager and Purchasing Department to take disciplinary action reference trade contractor's failure to perform.
· Conduct Pre-Construction meetings with customers and sales team for houses assigned.
· Conduct pre-Drywall meetings with customer and sales team to review all house option selections are accurate prior to drywall.
· Attend bi-weekly construction meetings.
· Facilitate and negotiate company position with "hard to resolve" customer requests.
· Completes pre-construction review of plans and schedules for each assigned house.
· Process Purchase Orders (PO) approvals, within ITK, upon successful completion of each phase of construction.
· Responsible for scheduling subcontractors and material suppliers to ensure no "dead runs", just in time deliveries and to maintain company construction schedule from dig to closing, depending on product type.
· Responsible for using ITK scheduling system and maintaining all job schedules to their current status with proper activity sequencing.
· Complete weekly community meetings with CSM (Community Sales Manager).
· Responsible for timely completion of Quality Inspection list prior to Homeowner Orientation.
· Responsible for timely completion of pre-closing walk through items.
· Communicate and project the proper attitude to all customers and employees through all forms of communication (writing, verbal, appearance).
· Responsible for maintaining all marketing and or job or lot number signs on each job during construction.
· Continually look into innovative products, techniques, and changes and trends in the home building industry.
· Communicate and project the Keystone Homes “Core Values” attitude to all customers, Trade Partners, suppliers and employees.
· Understand the principles of customer service and recognize that “good” service often requires a “shocking level of response”.
· Special projects as assigned by the Regional Construction Manager and or Vice President.

Prerequisites For Success:
· Technical construction ability to manage construction resources and to diagnose and resolve field problems.
· People skills to articulate and professionally handle conflict with customers, inspectors and subcontractors.
· Ability to train subcontractors on construction techniques and field problem resolution.
· Organization aptitude to manage the scheduling of all construction resources.
· Willingness to work hard and long hours when necessary. Must possess physical capabilities to lift construction materials, handle small hand and power tools, and drywall & painting repair/touch ups during punch out phase work.

· Report To: Regional Construction Manager
· Works With: CAD Estimator, Purchasing Department, Warranty Team,
Sales & Marketing Managers, Office Support Staff, Business Associates and outside vendors and Trade Partners, Homeowners
· Supervises: Trade Contractors and temporary contract labor where applicable
· .Class: Exempt
Job Type: Full-time
Pay: $50,000.00 - $75,000.00 per year
