Open House Texas Realty and Investments LLC is a full-service real estate investment company that provides single-family rentals to international investors. We are currently seeking a qualified, knowledgeable residential Maintenance Manager to assist in our continued growth.

Job Duties
-Manage and train a team of coordinators and provide support as needed
-Maintain customer contact and high level of customer service for escalations while ensuring company goals are met
-Provide reports and budgets to investors, management
-Prioritize and dispatch work orders to external vendors
-Coordinate all submitted maintenance and respond to tenants' requests
-Ensure department data, documents, photos, etc. are input into the appropriate system for estimate approvals; continually track the status of data through completion
-Coordinate with the subcontractors and vendors to ensure all steps of the maintenance process are completed to ensure maintenance/repair issues are resolved within the scope of work and budget/bids pricing.
-Maintain current database of vendors, subcontractors, and current costs/rates for both materials and subcontractors used.
-Research maintenance chargebacks to ensure they are valid and charged appropriately to the tenant's account.
-Manage work order process, prioritizing by type of job and localizing them by area for efficient allocation to maintenance personnel and contractors
Qualifications and Skills
-5+ years Maintenance Manager experience is required
-4+ years knowledge of renovation process and scheduling is required
-Working knowledge of maintenance repair methods and equipment across disciplines (including electrical, plumbing, heating, air-conditioning, and carpentry) to analyze, troubleshoot, and have repairs completed.
-Experience with Propertyware or similar software a plus
-Network of subcontractors is a plus
