As a well-established property management firm, our section 8 - top client has an immediate need for a Maintenance/Building Manager for our their 2 properties in the Brooklyn area. bilingual (English/Spanish) is Preferred
This position will report to the General Manager. We are seeking a candidate who wishes to join and grow within an expanding portfolio.
Qualifications of Maintenance/Building Manager
* Thorough knowledge of and proficiency with building maintenance/repairs.
Must have section 8
* Property management and specifically affordable housing experience
* Knowledge and experience with HUD REAC Inspections is preferred.
* Experience with union staff policies and progressive discipline.
Job Requirements
A minimum of 6 years’ experience in Maintenance (residential portfolio). Section 8 required
Minimum of (3) years supervising staff and managing union employees.
Prior experience with HUD REAC inspections preferred.
Experience with Yardi
Excellent communication and leadership skills.
Responsibilities of Maintenance/Building Manager
* All duties associated with the maintenance (deferred and proactive) of approximately 1200 units.
* Management of all union-staff, including reviewing PTO days, progressive discipline, performance reviews and other union issues as necessary.
* Maintain list and provide oversight to ensure compliance with all required building system inspections and permit renewals.
* Oversight of routine maintenance and service requests for equipment related to the facilities including but not limited to boiler, elevators, HVAC, electrical and plumbing systems.
* Supervise, track, assign, and ensure the timely and proper completion of work orders.
* Along with the Superintendents, enter purchase orders for building maintenance contracts and ensure that all maintenance related work orders and packing slips are signed/received so that vendors can be paid.
* Ensure building common areas, roofs, sidewalks, and basements are clean and in good repair.
* Assist in developing and maintaining security systems as needed including, but not limited to, card access, intercoms, cameras, and roof alarms.
* Assist in certifying all violations for removal and attend hearings as necessary.
* Assists in the scheduling and coordination of repairs between tenants and building staff.
* Responsible for enforcing buildings' rules and regulations.
* Assist Property Management as needed.
* Will be on call in case of emergencies inc. weather events at the buildings.
* Review Purchase Order requests as appropriate
* Supervise/interface with contractors as needed.
This position will report directly to the General Manager and will supervise all maintenance staff.
Salary – Base Annual salary of 105000 plus
Job Type: Full-time
Pay: $93,275.53 - $112,331.82 per year
