The position: The Assistant Community Manager will assist with day-to-day operations that include collecting rent, apartment inspections and resident relations. You will be responsible for processing weekly/monthly reports, managing online payment portal, and various record keeping while assisting with the leasing, marketing, and resident events for the community.
We are looking for an energetic Assistant Manager to join our Award Winning Team at The Fountains at Almeda Apartments near NRG and the Medical Center! Bilingual (English / Spanish) preferred.
Responsibilities
- Collect rents, reconcile online payments, collect bad debt, report projected revenue
- Enforce rent collection policy, file evictions
- Demonstrate initiative
- Maintain good resident relations, must have the ability and desire to respond to resident concerns to avoid escalation of the problem
- Complete tasks with sense of urgency and high level of accuracy
- Prepare paperwork for move-ins in a timely manner and in accordance with policy
- Maintain confidential files and documents to ensure accuracy
- Produce monthly reports for Property Manager
- Manage and monitor renewals
- Implement effective resident retention programs
- Schedule vendors as requested
- Organize and manage office supplies
- Enter daily activity into Yardi including phone calls, site visits, move in/outs, notice to vacate, cancellations, and renewals
- Distribute marketing and perform leasing functions to achieve budgeted occupancy
- Distribute notices, walk property for curb appeal, share ideas or concerns
Qualifications
- Related multi-family property management experience
- Experience with YARDI software a plus
- Strong leadership and management skills are essential
- Ability to work a flexible schedule, including evenings (resident events) and weekends
- A current, valid Driver License is required
