MISSION:
The Project Manager works both independently and as part of the Construction Team to expertly shepherd our Clients through the construction of complex, large-scale, new construction, luxury custom homes.
ROLES AND RESPONSIBILITIES:
Participate in an environment to maintain happy Clients & serve our Trade Partners: Document, organize, and communicate accurately and consistently with our Clients and Trade Partners to create an incredible experience.
Build By The Book & Hold the Standard: Keep our promises to Clients and Design Partners by building projects By The Book and Holding the Standard of quality and craftsmanship.
Deliver On-Time: Drive projects forward (Decisions, RFIs, Submittals, Selections and Change Orders) and proactively manage Trade Partners to deliver on-time projects
Deliver On-Budget: To meet our overall Company revenue goal, produce your share of complex residential new construction projects with no gross profit margin slippage
Set Warranty up for Success: Set our Warranty Team up for success by delivering Zero Punch List move-ins and accurate project as-builts.

JOB DESCRIPTION:
Become the project expert - become thoroughly familiar with architectural and structural plans, work scopes, selections, specifications, cut sheets, installation guides, and subcontractor and supplier information, prior to the project start.
Work proactively to identify any information conflicts, gaps or errors by triangulating amongst construction documents and field conditions. Gain additional information via RFIs and approvals via Submittals, to attain complete mastery of the project specifics.
Set good expectations for Clients and communicate early and often to deliver on our promises. Have tough conversations, sooner rather than later, and deliver stressful news with confidence and empathy.
Manage the Change Order process in the field by capturing thorough and accurate change requirements, managing detailed documentation of written approval prior to work execution.
Build projects with intention - always emphasizing pre-construction layouts, planning and sequencing based on your superior project knowledge. Minimize waste, re-work, and inefficiency.
Keep daily, 'live', updated look-ahead schedules to enable accurate, timely communication with Clients and Trade Partners about key project decision points, with particular emphasis on the critical path.
Limit risk and future liability by faithfully producing projects per architectural and structural plans and notes, manufacturer recommended installation guidelines, industry best practices and all applicable codes.
Create accurate and thorough Daily Job Logs
Maintain safe, secure, clean and orderly jobsites.
Manage Client and Trade Partners to produce timely decisions and selections
Maintain accurate, written project documentation, including Weekly Update agendas, meeting minutes, schedules, redlined architectural plans and specifications (as-builts), progress photographs, RFIs, submittals, shop drawings, selections and Change Orders.
Minimize gross margin slippage by holding subcontractors and suppliers firm to their commitments and capturing scope modifications via Change Order.
Invest in and cultivate relationships with Designers, Engineers, Inspectors, and Trade Partners, emphasizing a firm but fair management style. Manage for win-win, never win-lose.
Set our Trade Partners up for success by holding pre-construction and lay-out meetings, communicating accurately and effectively, having complete materials onsite, and ensuring they have the latest and most accurate information to do their jobs right the first time.
Work closely with the Construction Manager to identify critical path items and
Client/Design Partner hot buttons that require escalation and/or special attention.
Provide Clients a zero-punch list move-in or rapidly diminish any and all move-in punch items in an expedited time frame to successfully transition your Clients to the Warranty department.
Offer constructive and respectful feedback to our Pre-Construction team to facilitate more successful details, work scopes, specifications and packaging of future projects.
Continuously examine and refine our construction best practices, and share learning with fellow Project Managers.
Train and lead our Assistant Project Managers to help them develop and contribute to our Team, as applicable.
