Founded in 1999, Avalon Group is a locally owned and operated company that is engaged in the leasing, management, and development of commercial and residential properties for third-party owners and for Avalon’s own investments.
The Commercial Property Manager is responsible for overseeing the daily operations and management of commercial real estate properties in accordance with the Property Management Agreement for each property and on behalf of the property owner. The general duties and responsibilities of the Commercial Property Manager include, but are not limited to, all aspects of day-to-day operations of the property, including lease administration, building operations, maintenance, repair, landscaping, security, budgeting, accounting and financial reporting, and tenant and client relations.
The Commercial Property Manager is responsible for the implementation and enforcement of policies, procedures and programs that assure a safe, well-managed, well-maintained property. The Commercial Property Manager is the designated leader of the property and is ultimately responsible for being on-call 24 hours, managing and delegating staff and contractors.
MINIMUM QUALIFICATION REQUIREMENTS
- Commercial Real Estate Property Management Experience, 3-5 years ( salary will be commensurate with experience)
- Bachelor’s degree from a four-year College or University (preferred)
- Hawaii Real Estate license, required
- Proficiency in MS Office, Office 365, Outlook, Word, Excel
- Familiarity with property management software (Yardi, AppFolio).
- Able to lift 25 pounds and climb a 6-foot-tall ladder
ESSENTIAL FUNCTIONS
- Financial Management: Prepare annual budget, monthly and periodic reports as required, CAM reconciliation, monthly variance and tenant reports.
- Leasing and Marketing: Review and be familiar with all existing leases and prepare lease abstracts. Perform market analysis.
- Record Keeping and Reporting: Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, correspondence and file notes.
- Compliance and Risk Management: Use diligent efforts to enforce leases in accordance with their terms and notify Owner of any default under any lease. Conduct regular periodic inspections of the property and tenant spaces to ensure compliance with all Federal, State and local ordinances, including ADA requirements, compliance with leases and that the property is kept in a first-class condition.
- Tenant Relations and Customer Service: Providing excellent tenant/client service by responding to tenant/client requests/problems in a timely and courteous manner and generate work orders to vendors or maintenance staff. Follow-up to ensure satisfactory resolution of the issue.
- Property Maintenance and Repairs: Establish and implement (or maintain) a preventive maintenance schedule for all equipment and building systems. Supervise all repairs, capital expenditures, tenant improvements and alterations, supervise all vendors related to property operations, including security and maintenance.
