We are looking for a Seasoned Maintenance Technician who is EPA Certified and ready for the next step in his/her career. This community is located in Alpharetta, GA.
This role is responsible for maintaining the physical integrity of the community including:
- Maintain a safe and sanitary living environment for residents, guests, visitors, and staff.
- Handle service requests in a timely manner, generally 24 hours.
- Perform regular custodial duties around the community, including sweeping, mopping, vacuuming, and removing trash.
- Provide ongoing preventative and make ready maintenance.
- Interact and effectively communicate with residents, guests, visitors, and staff.
- Complete service orders in an efficient and timely manner.
- Diagnose problems with air conditioning and heating units for individual apartment units or property facilities and perform any necessary maintenance or repairs.
- Prepare recently vacated units for new residents by following the schedule.
- Work on an on-call basis (shared responsibility/rotating call with partner community) or overtime hours as needed. Maintenance positions are not always a typical 40-hour workweek and may require some evenings and weekends.
- Be flexible to work at or transfer to another community, if asked.
- Other duties as assigned.
Required Qualifications:
- High school diploma or equivalent
- HVAC/EPA certification
- 2+ years of full-time, on-site apartment maintenance experience
- Valid driver’s license in the state of community operations, reliable transportation, and updated automobile insurance
Desired Qualifications:
- Able to work on-call (as necessary and/or when an emergency arises) and work extended hours (including after hours and weekends, if needed)
- Prior experience in residential property management
- Proficient in reading and writing of the English language
- Willing to perform all required tasks and is self-motivated
- Knowledgeable of work safety habits
- Able to interact professionally with residents and represent the company well, and communicate clearly and appropriately with staff
- High level of attention to detail
- Organized and can prioritize work
- Able to work independently and as a team member
Physical Requirements
Due to the physical nature of this position, the individual must be able to pick up and/or move between 25 to 60 lbs. regularly, pick up and move heavy items as needed (e.g. blower, ladder, etc.), and climb up and down stairs and ladders. This position requires work to be performed in both indoor and outdoor environments, in both hot and cold temperatures. This position requires the associate to be on his/her feet for extended periods.
