The primary role of the Land Entitlement Manager is to take prospective projects through the feasibility and entitlement process as well as ensure new projects are properly transitioned to the homebuilding and sales teams. Position is responsible for the coordination, oversight, planning and development of the Company's long-term projects, and actively manages all tasks through task management system. The ideal candidate will have an education and background in civil engineering, land use and or real estate directly related the homebuilding industry.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Responsible for community planning, entitlement and engineering for all MLG land assets.
· Responsible for property management and site work for all MLG land assets.
· Manage responsibilities and team collaboration through project management software, regular update meetings (1-to-1's), task tracking and regular goal setting.
· Provide weekly updates to CEO and VP.
· Perform due diligence procedures for prospective land acquisitions.
· Support and pre-development and land development budgets throughout the pre-closing period for prospective land acquisitions.
· Obtain required land use, zoning, engineering and development approvals and permits from the various regulatory agencies for prospective land acquisitions.
· Coordinate and manage consultant teams which may include, civil engineers, legal counsel, environmentalists, architects, title agents and geotechnical scientists.
· Manage the design, bidding and contracting process for all major land development activities, including site work, amenities, hard scape and enhanced landscape.
· Lead new community meetings coordinating between various departments to ensure new projects are opened efficiently.
· Negotiate and track all Land Development vendor and consultant contracts.
· Provide technical land development knowledge, advice and direction to others within the Land Development team.
· Support VP and CEO in acquisitions and dispositions of MLG land assets.
· Other duties and responsibilities as determined by the CEO and VP.
· Creating maintenance plans that maximize developable acreage
· Review and analyze current and future planning documents for all long-term holdings
· Provide written analysis of comprehensive planning documents, site conditions, and public meeting discussions addressing impacts and/or benefits to all holdings
· Work directly with consultants for more specialized analysis of transportation issues, environmental issues, and general development requirements
· Provide analysis and assistance for all aspects of development process
· Assist with financial analysis and pro-forma financial modeling in support of negotiations with buyers and municipalities
· Assist MLG with investors and lenders on securing financing for projects.
· Assist with providing investor updates, calculate waterfall distributions and assist with tax strategy
· Negotiate easements, license agreements, security agreements, HOA documents etc.
· Assist in negotiation of purchase and sale agreements and related documents
EXPERIENCE, SKILLS, KNOWLEDGE
· Bachelor's degree in Civil engineering, real estate, finance or a related field.
· Experience in all aspects of land use, entitlement, engineering, and infrastructure implementation/analysis.
· 5-7 years' experience in a similar role.
· Exceptional communication skills - both written and verbal
· Comfortable presenting ideas and solutions to leadership and key business partners
· Strong attention to detail
· Strong organizational skills and time management skills
· Ability to establish and maintain strong relationships
· Proficient in MS Excel, PowerPoint, and Word
· Valid Driver's License
