Schedule: Monday through Friday, 8 AM to 5 PM (On-call rotation for emergency maintenance required)
Job Overview:
The Assistant Maintenance Technician is a vital member of our property management team, responsible for ensuring the maintenance and upkeep of a 496-unit apartment community. This role involves performing timely service requests, preparing units for new residents, maintaining the property's grounds, and ensuring resident satisfaction through excellent service. The Assistant Maintenance Technician will also manage the make-ready board and other assigned tasks. On-call rotation for emergency maintenance requests is required.
Key Responsibilities:
Service Requests:
- Perform timely and efficient responses to service requests from residents.
- Troubleshoot and repair issues related to HVAC, plumbing, electrical, carpentry, and appliances.
- Ensure all repairs and maintenance tasks are completed to high standards.
Make Readies:
- Prepare vacant units for new residents, including cleaning, painting, repairing, and replacing fixtures as needed.
- Conduct thorough inspections of units to ensure readiness and compliance with property standards.
- Coordinate with the property manager to prioritize and manage the make-ready schedule.
Pool and Amenity Maintenance:
- Maintain swimming pools, ensuring proper chemical balance and cleanliness.
- Conduct regular inspections and maintenance of all property amenities, including fitness centers, clubhouses, playgrounds, and laundry facilities.
- Ensure all amenities meet safety and quality standards, promptly addressing any issues that arise.
Property Groundskeeping:
- Maintain the overall appearance and cleanliness of the property, including landscaping, trash removal, and general upkeep.
- Conduct regular inspections of the grounds and common areas, addressing any issues promptly.
- Assist in snow and ice removal during winter months, ensuring safety for residents and staff.
Resident Satisfaction:
- Provide exceptional customer service to residents, addressing their concerns and maintenance needs promptly and professionally.
- Communicate effectively with residents to explain maintenance procedures and timelines.
- Strive to enhance the living experience for all residents through proactive maintenance and service.
Managing the Make-Ready Board:
- Maintain an organized make-ready board to track the status of all vacant units.
- Coordinate with leasing and management staff to ensure timely completion of make-ready tasks.
- Update the board regularly to reflect current progress and any changes in priorities.
Other Tasks as Assigned:
- Assist with special projects and tasks as directed by the property manager.
- Participate in regular training and development sessions to enhance skills and knowledge.
- Ensure compliance with all safety protocols and regulations.
Qualifications:
- High school diploma or equivalent.
- Minimum of 3 years of experience in apartment maintenance or a related field.
- Strong knowledge of HVAC, plumbing, electrical, and general maintenance practices.
- HVAC Certification Required
- Pool Certification Preferred
- Excellent problem-solving skills and attention to detail.
- Ability to work independently and as part of a team.
- Reliable with dependable transportation
- Strong communication and interpersonal skills.
- Valid driver's license and reliable transportation.
- Ability to lift up to 50 pounds and perform physical tasks as needed.
