.JOB TITLE: Construction Manager
SUPERVISOR: Director of Construction and Land Development
STATUS: Full-time, 40 hours per week
OVERVIEW: Habitat for Humanity - North Central Georgia, which serves Cherokee, Dawson, Forsyth, and North Fulton counties, enables individuals to build strength, stability, and self-reliance through shelter.
Habitat for Humanity-North Central Georgia, Inc., an independent affiliate of Habitat for Humanity International, is an affordable, ecumenical Christian housing ministry located in Roswell, Georgia.
The focus of this position is on build site management including purchasing materials, coordinating with trades, and construction of homes.
The Construction Manager's duties are oversight and responsibility for new and rehabilitation homes. Utilizing volunteer construction labor and paid trades, the Construction Manager oversees the field construction process including planning, purchasing, scheduling, and supervision of volunteer crews on the building site. Directly reports to the Director of Construction and Land Development.
Responsibilities and Duties:
· Responsible for onsite construction based in Cherokee, Forsyth, or Dawson Counties.
o Obtain building permits from the Director of Construction.
o Schedule and install, footings and foundation walls, crawl walls, and slab.
o Order, schedule, and secure delivery of building materials.
o Develop relationships with vendors and corporate partners to obtain in-kind donations of material and services.
o Construct homes by the Build Schedule (modified as necessary).
o Coordinate with the Director of Family Services and Community Engagement in connection with volunteer build days and modifications of the Build Schedule.
o Coordinate with the Director of Family Services and Community Relations Manager in connection with the cancellation of volunteer build days.
o Ensure volunteers have a good experience while working on the build site.
o Schedule weekday volunteers and crew leaders (weekly emails).
o Schedule and supervise trades.
o Schedule and obtain necessary inspections and obtain a Certificate of Occupancy.
· Responsible for onsite safety.
o Ensure that all safety gear and equipment is available.
o Give daily safety briefings.
o Monitor the site for safety issues.
o Monitor volunteers for safety issues, including dehydration and heat prostration.
· Recruit Regular (Weekday) Volunteers
o Develop and implement multi-platform Training Programs for Crew Leaders, House Leaders
o Safety and Code Refresher courses
· Maintain current licenses for residential construction, dirt card, competent person, and CPR certifications.
· Assist the Director of Construction in coordinating the 12-month Warranty Program. Incorporate appliance warranty program.
o Schedule walk-thru with homeowners at the 11th month to schedule warranty/repairs with manufacturers of donated items so the warranty doesn’t lapse before problems are fixed.
· Coordinate and present Home Maintenance education classes for partner families in the queue.
· Collaborate with the Director of Construction to improve efficiencies
o Double builds
o House designs to reduce the cost of construction – density, slab homes
o Strategic outsourcing
· Represent HFHNCG at events, and attend conferences as needed.
· Assure all HFHNCG policies and procedures are followed by the construction team.
Qualifications:
· BS in Construction Management, residential contractor license required, or the ability to obtain one; or equivalent work experience;
· 5 years’ experience in new house construction management, or equivalent experience
· physically able to participate in construction activities;
· highly organized
· strong communication, interpersonal, and motivational skills;
· ability to work with unskilled volunteers in a positive and encouraging manner
· adaptable to changes in schedules and site conditions;
· computer proficiency in Outlook, Word and Excel, and AutoCAD a plus;
· comfortable in a faith-based environment; a passion for Habitat’s mission.
Ability to:
· Work with a variety of people, personalities, ages, and backgrounds
- Lead, manage, supervise, and motivate individuals and teams of volunteers
- Plan, schedule, prioritize, coordinate, delegate, and manage multiple work activities
DESIRABLE QUALIFICATIONS:
- College education or significant relevant work experience
- Experience working in a nonprofit

Pay: $60,000.00 - $62,500.00 per year
