We are looking to hire a Property Manager to manage our newly constructed 80 Unit Property in Dallas. The ideal candidate is professional, organized, self-motivated, and able to oversee all aspects of property including Day to Day operations.
Job Summary
The purpose of the Property Manager is to lead all daily operations of the Property.
Primary Accountabilities:
- Achieves the highest possible net operating income through the implementation of effective cost control and revenue improvement programs in agreement with Company guidelines.
- Accurately prepares and provides all invoices related to the Property.
- Evaluates current marketing campaigns and implement new campaigns to maintain healthy occupancy.
- Assists with auditing all property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures.
- Conducts audits to review leasing applications and documents to confirm tenants meet the leasing criteria as established by the Company.
- Helps coordinate the preparation of annual operating and capital budgets
- Oversees maintenance and preventative maintenance program as well as monitor service request turnaround and ensure the responsiveness of the maintenance staff.
- Reviews and approves expenditures within specified property budgetary guidelines.
- Negotiates with contractors on small/large projects and makes recommendations of any contractors offering competitive rates.
- Interacts with managers on a daily / as needed-basis
Skills/Qualifications:
High school diploma or equivalent, 3-5 years of current or recent property management experience.
Must have at least 2 years of working experience in ResMan
Must have experience managing Class A&B properties of minimum 100 units
Proven ability to prioritize heavy workload, manage multiple assignments/projects to meet deadlines, and perform in a high-paced office environment.
Possess the ability to delegate and communicate property management methods
Excellent oral and written communication skills
Proficient knowledge of Microsoft Office (Excel, PowerPoint, and Word)
Strong relationship building skills
Possess an entrepreneurial spirit and collaborative working style
