Job Summary:
The Property Management Associate will be responsible for assisting the Property Manager in overseeing the day-to-day operations of residential properties. The associate will work closely with both prospective and current tenants, maintenance staff, contractors, and vendors to ensure that the properties are well-maintained and operate efficiently. This role requires excellent communication skills, attention to detail, and the ability to manage multiple tasks simultaneously.
Key Responsibilities:
- Assist Property Manager in daily tasks such as responding to tenant inquiries, coordinating maintenance and repairs, and ensuring compliance with lease agreements and regulations.
- Conduct property inspections to identify maintenance issues and recommend repairs or upgrades as needed.
- Work with tenants to ensure a positive leasing experience, including addressing concerns and resolving disputes.
- Review vendor contracts and oversee vendor performance to ensure that work is completed on time and within budget.
- Maintain accurate and organized records of tenant and property information.
- Collect and review tenant applications, verifying employment, income, and rental history.
- Perform background and credit checks to assess tenant suitability.
- Maintain accurate and organized records of all leasing activities, including applications, leases, and tenant correspondence.
- Manage lease administration and lease renewal processes.
- Facilitate lease signings, explaining terms and conditions to tenants and addressing any questions or concerns.
- Provide administrative support to the Property Manager as needed.
Qualifications:
- 1-3 years of experience in property management or a related field.
- Excellent communication skills, both verbal and written.
- Strong organizational and time management skills.
- Ability to multitask and prioritize responsibilities effectively.
- Knowledge of local and state laws and regulations related to property management.
- Customer service oriented with the ability to handle difficult situations with tact and diplomacy.
- Ability to work independently as well as part of a team.
- Good to have some experience in Appfolio software.
Working Conditions:
This position will primarily work in an office setting but may require occasional visits to properties. The associate may also be required to work evenings and weekends to handle emergencies or urgent matters.
