Dispositions Specialist - Suburban Cowboys

As we expand, we are looking for a motivated and experienced Dispositions Manager to join our team and contribute to our continued success.
Position Overview:
The Dispositions specialist will be responsible for managing the sale of our investment properties. This includes marketing new off-market wholesale opportunities, prospecting new buyers, managing existing buyer lists, negotiating deals, performing market analysis, and handling administrative activities. The ideal candidate will have a strong background in real estate disposition (at least 2 years experience), excellent communication skills, and a proven track record in closing deals.
Key Responsibilities:
- Market and promote new off-market wholesale opportunities to potential buyers.
- Prospect and build relationships with new buyers while managing and nurturing existing buyer lists.
- Negotiate and close deals with buyers, ensuring mutually beneficial outcomes.
- Conduct market analysis to determine property values and market trends.
- Add buyers to the CRM and maintain accurate records of interactions and transactions.
- Perform administrative tasks related to the disposition process, including preparing contracts and coordinating closings.
Qualifications:
- Minimum of 2 years of experience in real estate disposition or related field.
- High level of knowledge about home condition and repair needs.
- Strong negotiation and sales skills with a proven track record of closing deals.
- Fluent spoken English with excellent communication and interpersonal skills.
- Ability to work independently in a remote setting with a stable internet connection and backup power.
Core KPI's:
- 50 calls/day
- 2hrs talk time/day
- 10 new buyers/week
- 1 offer/day
- 1 hard contract/wk
Compensation:
- Straight commission pay of 7.5% of the wholesale deal spread.
- Average deal spread is $20,000 USD.
- Currently averaging 3-5 deals per month and increasing
