G J Property Services, Inc., an equal opportunity employer, is a well- established Residential and Commercial Property Management company seeking a positive, motivated, organized team member to fulfill the role of a part-time On-Site Property Manager. This role will reside on-site and assist with the management of a 20-unit residential property in the Long Beach, CA area.
Compensation & Schedule:
· 1-bedroom, 1-bath apartment with 1-car garage at 1/3rd rent discount.
· Hours:Part-time at-will hourly employment at 3 hours per day, 6 days per week paid wages at $16.00 per hour.
· Must be able to work flexible hours, as the position regularly requires working evenings and weekends for leasing duties and/or emergencies.
· Benefits: Holidays, Vacation, and Sick pay benefits provided.
· May also work for a non-competing employer as long as property obligations and emergencies are handled. (Remote working preferred, home-based business restrictions apply)

Experience and ability requirements:
· High School Diploma or equivalent.
· Authorized to work in the United States.
· 2+ years of Multi-Family Property Management experience preferred, but not required.
· 2+ years of Sales and/or Customer Service experience.
- 1+ year of working knowledge of AppFolio Property Manager (or similar) application preferred.
· Reliable transportation with valid driver’s license and insurance required.
· Bilingual in Spanish preferred, but not required
- Fair Housing certified with working knowledge of State and Federal Fair Housing regulations preferred.
· CCRM or CAM designation preferred.
- Working knowledge of Microsoft Office applications, smart phone, tablet, and desktop computer.
· Ability understand and implement the terms of Rental/Lease Agreements, Rental Criteria, Landlord/Tenant laws, and Company policies and procedures.
- Ability to clearly and effectively communicate both verbally and in writing.
- Have a positive attitude and keep a solution-based and customer-focused mindset at all times.
- Take pride in quality of work and attention to detail.

Responsibilities are listed below, but are not limited to the following:
· Must reside at subject property.
· Comply with all Fair Housing, Equal Housing Opportunities requirements and appropriate state laws.
· Market and show rentals, complete tenant screening, and prepare rental documents for new move-ins.
· Ensure the timely collection and deposit of rent and other funds due to the properties.
· Prepare and serve legal notices accurately and timely as required.
· Address all resident communications including maintenance requests, rent collections, and tenant relation issues.
· Assist with the control of all property expenses within approved budgets.
· Communicate with Maintenance staff and approved contractors to ensure timely and accurate repairs.
· Routine property inspections for maintenance items, resident issues, and safety concerns.
· Address emergencies in a timely and effective manner to mitigate damages, expenses, and resident impact.
· Have a thorough understanding of the Rental/Lease documents to better determine and act on violations and assist on escalated matters.
· Maintain all hard files and digital files for the portfolio accurately and timely in accordance with company policies.
· Keep property grounds clean and presentable at all times.
· Attend training and development seminars.
Working Conditions:
· Approximately 75% on the property for routine exterior/interior inspections, supervise repairs, complete leasing tasks, and resident relations.
· Approximately 25% travel for routine drop offs, pick-ups, trainings, or meetings at local Corporate Office
· Ability to carry or move objects weighing up to 20 pounds, bending, walking, ascend/descend stairs, and maneuver walkways.
