Maintenance and Renovation Manager
Salary:
$50,000 - $65,000 per year with bonus opportunities. Tremendous opportunity for advancement with a fast-growing company. Health, dental and vision insurance provided at no cost to the employee. Spouse and children insurance costs provided but employee are responsible for costs.

You will field incoming maintenance and repair requests with enthusiasm and immediate responsiveness. The requests will then be routed to the appropriate vendor and teammate for resolution or for minor repairs, you will execute and personally complete the repair. This position truly enjoys developing relationships with all types of personalities. Tenants and vendors are dynamic and the appropriate approach to each can vary. To be successful, careful handling of communication and management of diverse situations and people are a must.

Daily Achievements Associated with the Role:
- Field incoming calls and written requests from tenants and respond quickly and appropriately.
- Quickly, inexpensively and personally complete minor repairs.
- Act as a liaison between our Community Manager, Accounting and other teammates.
- Research, find, and nurture the best vendors in each industry and build long term relationships with them. Negotiate discounted rates.
- Follow-up with tenants and vendors to complete customer service surveys and reviews.
- Assist with implementation and training of Maintenance and Property Management-related systems.
- Oversee minor renovation projects and unit turns.
- Attend fair housing seminars and other related classes.
- Other minor miscellaneous tasks as needed.
How you and the company will measure success:
- Response time with scheduling incoming maintenance requests. Emergencies within 1 hour. Non-emergencies within 24 hours.
- Repair completion time. From the time a repair request is submitted to the time it is complete should be no more than 5 business days. (for non-emergency requests)
- Did you attempt to solve the problem by suggesting simple solutions that the tenant can perform to self-repair? This is always a must to reduce costs and increase profitability for the company.
- Complete tenant turnover within 14 calendar days of move out.
- How much money you saved the company from self repairs.
Who you will be working with:
You will work closely with our community managers and the founder of the company on a daily basis. We encourage innovation and creativity so if you think that there is a way to improve our processes, we welcome it! We just ask that you learn our protocols first so that you understand the intent.

Location: On site at 15305 Dallas Pkwy 12th Floor, Addison, TX 75001.
Schedule: Monday – Friday, 8a.m. – 5p.m., cst. Some nights and weekends may be required.
Education: High School Diploma or GED (preferred).
Experience: 2 years of prior HVAC, Plumbing, Electrical, Trade School, Construction, or equivalent preferred.
Driver’s License: Required
