As a Project Manager with Ferrandino & Son, Inc. you will oversee the administration of our core values, processes, procedures, solutions, and training to your assigned Construction Projects. You will assume a leadership role in the provision of professional management of our clients’ needs as well as the management of our vendor relationships ensuring that they are in direct support of the overall goals and objectives of Ferrandino & Son’s programs.
RESPONSIBILITIES:
- Prepare a baseline schedule with the Project Site Superintendent, and with input from key subcontractors, and provide accurate monthly updates. Always look for ways to pick up time on the schedule and to overcome delays by working with the Superintendent and Subcontractors. Strive for work efficiency for the trades. Document any logic revisions and provide monthly updates to Owner, Architect, and Subcontractors.
- Conduct Initial Bid Page Turn meeting with the Project Estimator to review and fully understand scope of work to be bid, initial site walk of project to review current site conditions and possible phasing plans
- Create scopes of work for award of Subcontracts specific to the project, with a level of detail to solidify the full scope while being general enough to cover all aspects of the work.
- Engage and collect subcontractor pricing for bids and later for buyout upon project award
- Make sure executed Subcontracts are received back promptly, as well as insurance certificates and bonds (if required).
- Foster relationships with Subcontractors and Suppliers.
- Prepare and facilitate a preconstruction meeting with all Subcontractors and Suppliers. Topics to include job-specific items (work hours, logistics, crane usage, etc.), safety, submittals and shop drawings, project schedule, and introductions of team members and companies.
- Hold weekly job meetings to update job progress, safety, status of submittals, answers to RFIs, and any other project issues that need to be addressed.
- Timely prepare monthly billings with assistance of the PMO based on billings from Subcontractors and walk a draft copy with Architect or Owner to get approval prior to formally submitting. Reasonably project to month’s end. Follow-through on progress of payment in a timely manner.
- Prepare weekly/ monthly status reports to VP of Construction that include a project narrative, updated schedule, updated submittal list, RFI log, and change order log.
- Prepare a monthly cost forecast for review with VP of Construction. Forecast general conditions and open scope items in trades.
- Support Superintendent as needed to get material to job as needed and to get manpower required.
- Manage issues with Subcontractors to closure.
- Work with Superintendent to prepare detailed work list at end of project and to expedite turnover of a quality product.
QUALIFICATIONS:
- Bachelor’s degree in Construction Services, Architecture, Engineering, Project Management, or a related field required; Architecture, Engineering, or Project Management certification preferred.
- Minimum 5 years experience managing multi-million dollar commercial projects on a national level, prior experience with retail, franchise and restaurant spaces a plus. Projects may be ground up builds or renovation work in occupied spaces.
- Must be able to read construction drawings
- Experience with Procore or other like PM software
- Advanced MS Office skillset required
- Flexibility with work hours and travel (approximately up to 25%) as needed
- Strong analytical skills with the ability to identify and manage priorities
- Works well under pressure to meet established deadlines
- Ability to multi-task and work both in a team and independently
- Outstanding interpersonal and communication skills (verbal and written) with the ability to successfully communicate with architects, subcontractors, client’s representatives, and team members
- Experience with full project scope development, budgeting, scheduling, risk management and contract negotiations is required.
- Ability to successfully manage multiple projects, at various phases and in various buildings, from project identification through pricing/estimating, planning, client approval, permit issuance, construction, and financial closeout.
- Ability to oversee and prepare accurate project documentation for all phases of construction including due diligence reports, budgets, schedules, meeting minutes, financial funding requests, status reports, punch lists, and special reports, on-time and in accordance with pre-established formats to pass all project documentation reviews with client.
- Ability to develop risk management plans, and lead teams through established work authorization processes to ensure no impacts or incidents within critical environments or equipment.
- Ability to Manage vendors to ensure full compliance with all project policies and procedures, including the formal closeout of all projects within 60 days of project completion.

When determining a team member’s base salary and/or rate, several factors may be considered as applicable (e.g., location, specialty, service line, years of relevant experience, education, credentials, budget and internal equity).
The salary range for this position is $80,000-$130,000/year
