As a property management expert, you will play a crucial role in maintaining and enhancing the value of our properties while ensuring exceptional living experiences for our tenants.
As the Property Manager for our single-family homes, you will be responsible for overseeing all aspects of property management, from tenant relations to maintenance and financial operations. Your primary goal will be to maximize property revenue, minimize vacancies, and maintain the properties in top-notch condition. This role requires strong communication, organizational, and problem-solving skills.
Responsibilities:
Tenant Relations: Manage tenant inquiries, conduct thorough tenant screening, and ensure smooth move-ins and move-outs. Address tenant concerns and maintain positive relationships.
Leasing and Marketing: Develop effective marketing strategies to attract prospective tenants. Conduct property showings, process lease agreements, and enforce lease terms and policies.
Property Maintenance: Coordinate and oversee maintenance and repair activities, promptly addressing any issues that arise. Ensure properties meet safety and health standards.
Financial Management: Prepare and manage property budgets, track rental income, and handle rent collection. Monitor expenses and provide regular financial reports to the property owners.
Inspections: Conduct regular property inspections to identify maintenance needs and ensure compliance with lease agreements.
Legal Compliance: Stay updated with local, state, and federal regulations pertaining to property management, tenant-landlord laws, fair housing, and eviction procedures.
Vendor Management: Establish relationships with reliable contractors and vendors to facilitate timely and cost-effective repairs and maintenance.
Requirements:
- Proven experience as a Property Manager, preferably with a focus on single-family homes.
- Knowledge of local real estate and property management laws and regulations.
- Excellent communication and interpersonal skills to interact with tenants, property owners, and vendors.
- Strong organizational and time-management abilities to handle multiple properties efficiently.
- Proficiency in property management software and financial tools.
- Problem-solving attitude and the ability to make sound decisions independently.
- High ethical standards and a commitment to providing outstanding customer service.
- Valid driver's license and reliable transportation.
