JOB TITLE: Maintenance Technician

TITLE OF IMMEDIATE SUPERVISOR: Facilities Supervisor
SUMMARY: Under the broad supervision of the Facilities Supervisor, performs a variety of duties in the maintenance of buildings and equipment of Independent Living Horizons. The primary responsibility of the maintenance technician is always to provide the highest quality of respectful service to our customers including response to work orders, replacement of apartment appliances and/or duties as assigned. Responsibilities include being a team member and assisting other ILH personnel as needed.
QUALIFICATIONS:
1. High school diploma or GED; be able to read and write.
2. Two years vocational training (refrigeration, plumbing, electrical, HVAC), or equivalent experience preferred.
3. Must have two years maintenance experience.
4. EPA certification preferred.
5. Valid driver’s license and insurability.
6. Must have positive can-do attitude; be self-motivated and team oriented; willing to follow instructions; ability to prioritize.
7. Must be able to work a flexible schedule to include weekends.

8. Residential apartment and or residential housing maintenance including REAC experience preferred.
MAJOR DUTIES AND RESPONSIBILITIES:
1. Timely and courteous response to work orders within 24 hours of receipt.
2. Maintain preventive maintenance schedule and documentation log on assigned properties.
3. Maintenance duties include making repairs, carpentry assignments, routine plumbing and electrical tasks, repair and/or replacement of unit appliances, exterior pressure washing, interior and exterior painting, window washing, grounds improvements (outside the scope of contracted property landscaper) and debris clean up including keeping garbage dumpster areas neat and tidy.
4. Provide coverage in the absence of team members and assist as needed per supervisor’s instruction.
5. Keep supervisor apprised of any issues that can not be resolved in a timely manner or that: may do harm to the property or residents or could compromise quality customer service.
6. Maintain accurate records of time worked and Mileage. Mileage forms are to be completed and turned in to supervisor for approval and submission to GRI accounting no later than the
10th of the following month.
7. Provide accurate purchase orders and contractor Bids (under $500.00) completing a check request form with appropriate sales receipts attached. Review with Supervisor for approval and delivery to GRI account by end of each work week.
8. Maintain updated record of inventory, issued tools and equipment reviewing with supervisor on a weekly basis.
9. Complete all tasks safely per guidelines.
10. Self-discipline: Plans and organizes time efficiently. Works in an organized manner. Plans and sets goals and objectives for self. Shows self-discipline by not taking extra long breaks and always being on time. Is neat and clean and conforms to departmental dress code. Is always productively working on assignments and demonstrates initiative by assisting co- workers when their assignments are completed or when safety or other factors take priority over routine functions.
11. Collaborates with Supervisor on REAC inspections and develops a good working knowledge of REAC expectations.
12. Exhibit cost consciousness and efficiency communicating with supervisor on best solutions for maintenance projects appropriately.

13. Maintain positive communicative and working relationship with coworkers and management.

6. Working Conditions: Must be able to work in a highly varied work schedule. Job requirements often include long or irregular work hours. Centers must operate around the clock seven days a week, and staff may be called upon to solve emergency problems at any time.

Job Type: Full-time
Pay: $14.00 - $20.00 per hour
