JOB ROLE OVERVIEW
As a Market Maintenance Technician, you will be expected to perform hands on repairs of both occupied and vacant units for a portfolio of homes in Antelope Valley. This role is responsible for ensuring the properties are maintained and residents comply with all lease requirements. HVAC certification strongly preferred. Must also be available for on-call schedule. Opportunity to convert to full time employee available for the right candidate.
FIELD RESPONSIBILITIES

- Completes service requests in a professional timely manner.
- Schedule and perform routine preventive service on residential properties.
- Performance of quarterly and annual occupied inspections, as required.
- Maintains all equipment in a clean, orderly, and functional condition; ensures all work complies with applicable laws, regulations, safety practices and standards.
- Updates and completes mobile work orders received; completes all work orders within the given timeframe to ensure tenant satisfaction.
- Fields emergency service calls when on call during nights and weekends.
- Delivery of resident notices, as required.
- Coordinate and schedule inspections with residents prior to moveout to identify required repairs.
- Inspect homes to create a scope of work that will be the basis of a budget to prepare home for new resident.
- Resident scheduling and coordination will be required for any type of occupied appointment.
- Perform make ready quality and move in ready inspections and ensure all punch list items are completed either by performing the work directly or through coordination with the assigned vendor.
- Tracking and resolving local municipal or HOA violations.
- Photographing and installing marketing materials in vacant homes.
- Conducting occupancy inspections on homes, as requested by management.
- Coordinate with vendor management and managers on vendor issues ie pricing, quality, production, etc.
- Ensure all workplace safety standards and practices are upheld.
- Maintains regular attendance and excellent punctuality.
HANDS ON REPAIR RESPONSIBILITIES
Performs troubleshooting support, diagnosing, services, and repairs as directed, involving (but not limited to) the following items:
- Electrical
- Plumbing Hardware / Systems & Leak Repairs
- HVAC Systems
- Appliances
- Water Irrigation Systems
- Fences, Gates, Patios, Stairs, Railings
- Tile, Carpet, & Flooring
- Lighting (Interior/Exterior) & Ceiling Fans
- Fireplaces
- Gas Fixtures/Appliances
- Shutters, Doors (Interior/Exterior), Cabinets, Windows, & Sliding Glass Doors
- Door Locks, Mailboxes, And Locks
- Security Systems
- Walls (Drywall, Paint, Etc)
- Pool Areas, Tile, Hot Tub/Spa, Pool Furniture
BUSINESS TRAVEL REQUIREMENTS
Local travel (within 150 miles) up to 90% of time is required. Employees are reimbursed for the approved use of their personal automobile on official company business. Individuals who are required to use their personal automobiles for business travel must provide evidence of liability insurance coverage as well as evidence of and maintenance of a valid driver’s license upon hire and in accordance with company policy.
SCHEDULE AND COMPENSATION
While the typical schedule for this part-time position is 30 hours per week, additional hours may be available and/or necessary on holidays and during evenings and/or weekends, according to the needs of the business.
PHYSICAL REQUIREMENTS
- Position is considered medium to heavy work – involves lifting no more than 100 pounds at a time. Frequent lifting and/or carrying of objects weighing up to 70 pounds. Exerting up to 100 pounds of force occasionally, and/or up to 70 pounds of force frequently, and/or up to 30 pounds of force constantly to move objects.
- Bending, kneeling, and awkward positions and confined spaces to install/modify jobs
- Frequently required to maintain a static position, push, pull, lift, finger, feel, talk, hear and see.
- Occasionally required to climb, balance, crawl, repetitive motion and carry objects.
- Constantly required to stoop, kneel, crouch, reach, stand, walk, grasp and drive.
- Standing: Carpet, tile, concrete
- Standard vision, with or without corrective eyewear.
- Standard hearing, with or without a hearing aid.
- Operating hand-tools e.g. drills, sanders, saws, etc
- Must be able to climb ladders (A-frame and extension ladders) to perform:
- Tree trimming with use of a handsaw or clippers
- Removal of debris and leaves from roof gutters
OTHER REQUIREMENTS FOR SUCCESS
- Universal EPA Certification or HVAC Type II Certification (Preferred)
- High School Diploma or equivalence.
- Must be able to speak, read, and write in English.
- Must be available with advanced notice to work evenings and weekend hours for on-call status.
- Must have a valid driver’s license, valid insurance, and reliable work appropriate transportation to be used often for work related travel.
- Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning.
- Strict adherence to confidentiality policies according to resident's rights regulations.
- Ability to interact with residents, and vendors/contractors tactfully and professionally
- Working knowledge of Microsoft Office and high level of proficiency with handheld smart device ( Ipad, ect)
- Must provide own basic tools. Required Tools include (but not limited to): hammer, tape measure, plier set, channel lock pliers, two-foot level, pipe wrench, crescent wrench set, standard hand drill 12v-18v or higher, hacksaw, Phillips & flathead screwdrivers, Allen wrench set, wire strippers & cutters, hammer, mallet, dual laser infrared thermometer, duct knife, pvc cutters, pipe cutter, razor knife.
- Experience with drywall and texturing, paint, and basic mechanicals.
- HVAC, 4-volt Heat/cool thermostat (identify 4/5 Wire systems R-Y-W-G-C), hot surface igniters, heat strips, gas valves, flame sensing rods, 120-volt condensate pump, float switches, & safety switches, 120v & 208-230v motors, run capacitors & start capacitors, breakers & disconnects, light pilot & replace thermocouple, contactors & capacitors, charge R-22 & R-410a systems slightly low on refrigerant, clean condenser coil & flush condensate drain line. repair condensate line, use a scale to weigh refrigerant and keep record of refrigerant use on service vehicle, have basic knowledge and ability to use, vacuum pumps with a micron gauge, Recovery unit with tanks, and electronic or ultrasonic leak detectors, plumbing, shut offs (fixtures), expansion tanks, replace shower fixture cartridge/stems, replace fixtures (faucets, kitchen sink faucets, garbage disposals and toilets), minor blockage removal, electrical, appliances, water irrigation systems, stairs, gates, fences, patios, railings, roofing/ceiling leaks, interior/exterior lights and fans, flooring, doors, cabinets, windows, sliding glass doors and locks.
