GSL Properties, Inc. has an immediate opening for an experienced Assistant Community Manager at our K West Apartments. K West is an affordable (LIHTC) community consisting of 192 units. This is an excellent opportunity for someone to work with our dynamic team of experienced professionals. In this position you will be a major contributor to the overall success of the Community.
This position is responsible for assisting the Community Manager in maintaining all phases of community operations.
Day to Day Tasks/Responsibilities:
Maintains awareness of property performance goals and progress toward those goals, including occupancy and leasing
Supports Community Manager in scheduling and processing annual income re-certifications
Develops marketing strategies to generate traffic, fill units and retain quality residents
Shops competitive apartment communities and complies market survey
Oversee and conducts tours of community/apartments and executes lease agreements for prospective residents
Oversee and process paperwork required for move-in, including the initial income certification
Minimizes vacancy, delinquency, bad debts, and any other rent related losses, including collecting rent and delinquent accounts
Initiates and monitors and oversees background screening for potential residents
Tracks current vacancies and 30-day vacancy deadlines and communicates with manager
Develops knowledge of and keeps current on Fair Housing regulations
Prepares lease agreements and other documentation
Coordinates move-in dates, materials, and processes
Oversee and maintain waiting list
Follows up with prospective residents on questions, paperwork, etc.
Collaborates with Maintenance staff on work orders
Tours property daily and ensures vacant units are tidy, attractive and in good repair

Strong interpersonal and communication skills, both verbal and written

Ability to meet deadlines
Education and/or Experience:
High School Diploma or GED is required
1+ years experience of leasing in a multi-family housing environment
Effective Marketing/Sales/Closing skills
Excellent customer service required
Previous experience in leasing management
Section 42/LIHTC experience preferred
Basic math skills required
