Be an active partner in routine property walks and inspections to maintain cleanliness, safety/ security, functionality, and aesthetics of the grounds, building, and amenities, including pool and spa.
Anticipate, identity, and correct all property and equipment concerns to protect the investment by adhering to the scheduled preventative maintenance plan.
Plan, schedule and carry out repairs and tasks personally and/or schedule staff/vendors, while occasionally inspecting the work completed and ensuring deadlines are met. Participate in after-hours on-call rotation, responding to emergency needs.
Perform pre and post-move-out inspections, scheduling staff/vendors to ensure make-ready homes are restored to rent-ready status following company policy, including painting, carpentry, drywall, and appliance maintenance.
Inventory and maintain supply levels to limit absence from the community, with consistent ordering and purchase order management, following the budget. Record tasks and carry out duties, utilizing software and other electronic platforms.
Provide concierge-level customer service to clients, customers, vendors, and co-workers; follow up and follow through in a timely manner. Demonstrate positive conflict resolution, being respectful and professional at all times to aid in positive reviews and resident retention.
Communicate with vendors, obtain bids, and participate in annual budget creation. Partner with manager to reduce expenses. Facilitate capital expense projects.
Forecast, hire, train, set goals/expectations, and provide supervision, empowerment, support, feedback, and discipline to staff.
Develop the team's repair skills and techniques to complete unit and common area work orders efficiently and in a cost-effective manner, limiting vendor reliance.
Consistently communicate with manager and other staff, to ensure clarity and transparency.
Comply, and oversee that staff comply, with federal, state, and local regulations and company policy and procedure, including monthly safety meetings. Maintain any necessary licensing/credentials and attend training/educational classes as required.
Use and store all chemicals in accordance with OSHA and SDS. Maintain any logs or records accordingly.
