The Community Manager provides leadership, direction, and support to a property operations team to facilitate the effective management of a large urban mixed-use development and deliver superior customer service while maximizing the value of the asset. The Community Manager will work collaboratively to develop the long-term strategy, annual business plans, and operating budget.
Roles & Responsibilities:
· Recruit and select talent for any open positions
· Conduct semi-annual performance reviews for all direct reports
· Train new hires on Nexus/Yardi/SODA
· Coordinate annual BPDA trainings
· Implement and maintain associate retention initiatives
· Leverage vendor partnerships
· Assist with leasing when needed
· Follow up with all prospective residents who have not leased or pending renewal offers and present negotiations and properly communicate to applicants on the result of their applications
· Walk the property including lobbies, amenities, the exterior of the building, courtyard, hallways, made ready units, and parking garage to ensure the highest possible curb appeal
· Monitor advertising effectives and responsible for community’s online presence
· Prepare and implement annual marketing plan
· Create annual budget and staffing plans including business plan, and capital improvement plan
· Update 5-Year Capital improvement plan
· Create, update, and maintain quarterly reforecast
· Monitor occupancy, leasing percent, pricing, renewals, other income and expenses
· Approve all invoices and ensure correct GL code
· Ensure valid COI’s are current for all vendors
· Approve all new and renewed contracts
· Review and approve all vacation time and paid time off for all associates
· Review and approve all incentive and bonus plans and payouts
· Manager water/sewer bill back process for residents
· Develop and maintain all Standard Operating Procedures for managed areas
· Complete quarterly audit files with Assistant General Manager
· Update Personal Property Documentation for City of Boston
· Update Census for the City of Boston
· Complete annual BPDA report with Assistant General Manager
· Produce and/or review all required reporting including weekly leasing report, monthly Samuel & Associates report, monthly financial package, monthly occupancy reports, and monthly rent deferment, and quarterly goal setting
· Attend and/or conduct all required meetings including weekly management team meetings, budget process meetings, weekly cadence meeting, weekly NWM/Eden Asset call, and Samuels & Associates financial statement meeting
· Conduct tours of the property to prospective residents demonstrating the community and apartments; apply product knowledge to clients’ needs by communicating features and benefits
· Ensure move-in process is smooth for new residents
· Work with Assistant General Manager to deliver renewal offers to residents and file letters
Qualifications & Skills
· College degree preferred.
· Real Estate of business-related course of study preferred
· Sales experience and or/ real estate leasing required
· Property management and leasing experience is essential
· Excellent communication, organizational, and leadership skills are necessary
· Experience with Yardi, MRI, YieldStar, and LevelOne is preferred
· Ability to interpret, evaluate, and communicate detailed written or verbal instructions to others accurately and quickly, including answering phones, attending meetings, written correspondence, or other forms of communication
· Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility

Pay: $85,000.00 - $100,000.00 per year
