Position Description: A knowledgeable, hard-working, dependable individual responsible for the care of church owned facilities including buildings, grounds, equipment, and furnishings. He/she is to accomplish this through his/her skills and abilities with the help of volunteers, through contractors and outside vendors, in support of the ministry and mission of First UMC.
Essential Functions:
· Respond to needs in a timely manner as identified by the church staff or church members.
· Inspect buildings and other structures to determine functional systems and detect malfunctions and needed repairs while making notes and recommendations (using pre-established check sheets).
· With supervisors’ assistance, maintain building maintenance records and files.
· Interact with contract maintenance service personnel, monitor services performed, and certify that the scope of the contracted services are adequately performed.
· Call and instruct subcontractors to perform work as needed regarding plumbing, electrical, HVAC, etc.
· Manage appropriate line items in the Trustees budget responsibly.
· Maintain an updated list of projects suitable for accomplishment by laity and support them as needed with direction, supplies, etc.
· Purchase and stock supplies and general maintenance of equipment and materials used in custodial work and keep records of expenses for budget control of necessary supplies.
· Ensure requested set-ups for daily and special events are complete.
· Perform security checks of buildings and facilities; observe and report suspicious persons; and secure the campus (storage rooms, interior and exterior doors) as directed.
· Operate small hand tools and other equipment necessary in related facilities maintenance and custodial work including the repair of light fixtures, plumbing fixtures and related equipment; make repairs to equipment, appliances and facilities; perform routine maintenance and safety inspections of facilities, appliances and equipment.
· Perform minor electrical maintenance to include, but not limited to, replacement or repair of fixtures (e.g., wall switches and outlets, bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
· Perform minor plumbing maintenance (e.g., replacement or repair of leaks in drains and faucets, unclogging drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
· Perform minor painting, carpentry and masonry work (e.g., pressure washing, preparing surfaces; using caulk and spackle; using brush, sprayer, or roller to apply paints, stains and varnishes, hanging doors, fitting locks and handles, etc.).
· Operate, maintain and repair kitchen appliances; meeting rooms equipment; and other related building and facilities provisions.
General:
· Perform other work related duties as assigned.
· Communicate in a timely manner checking email daily and responding to phone calls, texts and work orders.
· Able to work flexible hours.
· Work in collaboration with all staff members and laity.
· Attend the first 30 minutes of weekly staff meetings and attend entire quarterly Trustee meetings.
· Meet once a week with supervisor or Pastor to discuss goals, objectives and any other work-related joys/concerns.
