MAINTENANCE TECHNICIAN

Property Maintenance Technician Job Description:
- Responsible for preventive and daily maintenance needs the grounds and property.
- Respond to resident service requests; enter and track requests using our property management software.
- Perform general maintenance requests such as plumbing, electrical, HVAC repairs, drywall repair, carpentry, appliance repairs, painting, hanging doors, flooring install, light demo, concrete work, landscaping, etc.
- Complete unit turnover
- Supervise outside contractors while performing work onsite.
- Order parts and supplies as needed and maintain inventory.
- Maintain equipment and tools.
- Ensure that work orders are managed through the current property management software system and that they are completed within 24 hours of submission.
- Must be available to respond to on-call emergencies on a rotating basis.
REQUIREMENTS:
- High School Diploma or equivalent (GED)
- Post-Secondary Certificate - vocational licenses and certification (electrical, plumbing, etc.) preferred.
- One-year previous apartment maintenance experience, preferred.
- A current and valid driver’s license, an insured vehicle and clean driving record.
- Basic knowledge of landscaping, electrical, plumbing, carpentry, appliance repair, painting, drywall repairs and installation and repairs of flooring.
- Ability to push or pull heavy weight, bend, stretch, reach, climb ladders, kneel or be low to the ground when necessary.
- Knowledge of (or ability to learn after start date) and adherence to all Landlord, Tenant, Fair Housing Laws, HUD regulations, forms, inspection criteria/processes and the low incoming housing tax credit program.

Salary Range - $38,000 - $50,000
An offer for employment for this role will be contingent upon a background check and drug screening.
