We are looking for an Apartment Maintenance Technician to join a great team!!
Qualifications:
- Bilingual Spanish is a plus!
- The Apartment Maintenance Technician should be able to operate common maintenance related tools including but not limited to: key machine, electric saws, cordless screwdriver, drill, air conditioners, boiler, water heaters, chlorine test kit, various screwdrivers, nut drivers set, pliers, various wrenches, wire crimping/stripping tool, drill bits, hammers, tape (ruler), and ladders.
- Outstanding customer service and a drive to succeed.
- HVAC or EPA is highly helpful, but not required.
- Experience troubleshooting AC units is helpful.
- Must have own tools.
- Must be able to apply common sense and understanding to carry out instructions and plans.
- Will interact regularly with residents, vendors, contractors, all levels of employees, and Clients and, therefore, must possess excellent interpersonal skills.
- Proficiency in using property management software(s) and Microsoft Office is preferred.
- Experience in compressor diagnosis, fire sprinklers and irrigation systems preferred.
- The Apartment Maintenance Technician must have basic knowledge of OSHA Requirements and Local, City and State Ordinances.
The Apartment Maintenance Technician will perform apartment inspections, complete work orders and perform make readies which may include: caulking, light plumbing and electrical. The Apartment Maintenance Technician must be able to communicate well w/the manager and the maintenance supervisor. The Apartment Maintenance Technician should have a valid driver's license and reliable vehicle.
Duties:
- The Apartment Maintenance Technician is responsible for the curb appeal of the property and will need to maintain all aspects of the property's appearance and functionality.
- Provide excellent customer service to all residents, vendors, staff and visitors.
- Check gates to pool area for proper operation and ensure the gates are always locked.
- Responsible for overall organization and cleanliness of work areas and maintenance shops.
- Must have flexibility to work at other properties as required by management team.
- Use service requests and schedules to establish priorities. Determine with Community Manager all requests or emergencies that should be top priority. Assign service requests equally to maintenance(s). Monitor the completion of service requests in order to limit call backs.
- Repair/replace appliances (i.e. garbage disposal, refrigerators, stoves, dishwashers, etc.).
- Repair/replace plumbing (i.e. water lines, water pressure, water fixtures, faucets, drain lines, boiler temperatures, water closets, etc.).
- Repair/replace air conditioning/heating/electrical (i.e. fans thermostats, condensers, fuses, capillary/evaporator coils, Freon pressures and leaks, plugs/outlets, check gauges, heater strips, etc.).
- Repair/replace any apartment material/ service requests within scope of management responsibility (i.e. carpet repairs, windows/window treatments, paint touch-ups, replace missing tiles, adjust cabinets door/drawers, replace hardware, replace light bulb/fixtures, vent fans, replace/re-key locks, doorstops, door viewers, towel bars, refrigerator lights, mini blinds, a/c filters, clean a/c vents, etc.)
- Monitor the number of times specific repair must be repeated. Determine course of action.
- Performs duties as assigned in a timely manner.·
