We are seeking a Senior Property Manager to support the 5T Management headquarters team, located in Chicago. Candidates with working knowledge of the property management/real estate industry are preferred.
About the Role:
Under the direction of the Director of Operations, the Senior Property Manager is responsible for the overall day to day operations of the 5T Management Portfolio as well as providing leadership to the property management team. The Senior Property Manager leads and provides their team with a clear understanding of 5T’s guiding principles, mission and each property’s economic and physical requirements. This role will ensure that their teams are equipped to achieve occupancy and collection goals, maintain operating and capital expense budgets, and realize customer service objectives. Results will be attained through successful coaching & training, proactive planning and financial management to promote peak performance of the team and their respective property portfolios. This role will work with site management teams to ensure systems are properly maintained and tenant's needs are addressed in a timely manner. The Senior Property Manager will assist the leadership team in positively impacting the lives of our residents and the communities we serve. This role will also be responsible for establishing a positive and productive working relationship with the property’s team members, other departments and ensure all sites are in compliance with regulatory requirements.
This role will report directly to the Director of Operations.
Essential Functions:
- Leading the Company by participating and being visible in local agency and industry organizations; serves as a contributing leader of the 5TM leadership team.
- Leading the Department by leading the property management team, embodying the 5T Guiding Principles; effectively manage talent within the team; encourage team engagement and model engagement throughout the organization; effectively manage performance throughout the year, ensuring resources are available in a timely manner for optimal success.
- Develop, communicate and meet property objectives by staying abreast of all aspects of the 5T property portfolio and all competitors; develop Property Management Plans for each property within the portfolio; Develop and implement a marketing strategy for each property within the portfolio
- Demonstrate financial acumen by optimizing GPR; training teams on effective cost control methods; monitor all revenue transactions. Financial Acumen

- Ensure that team meets all compliance standards in a timely and accurate manner

Required education and experience
- One or more industry designations such as COS, LIHTC, ARM®, CPMC®, etc. required
- Five (5) to seven (7) years of affordable property management experience required.
- A minimum of three (3) years in management or supervisor position.
- Ability to effectively manage a team of professionals, including both employees and vendors
- Advanced Microsoft Word, Excel, Outlook and Yardi or other industry software experience required
- Associates degree or equivalent work experience
- Knowledge of all regulatory programs and policies
Preferred education and experience
- CPM, RPA, or CSM designation preferred
- Four-year college degree preferred.
- Industry association designation preferred
- Knowledge of Chicagoland housing market
- Knowledge of Federal Fair Housing Laws & Guidelines
