Construction Superintendent

Cresfund is searching for a superintendent. Their primary responsibility is to manage all functions of the job site. The Superintendent manages the construction of multiple homes simultaneously - from permitting to keys. They schedule and supervise job site subcontractors, and inspections. They are responsible for managing all construction efforts of subcontractors and employees to ensure the project is delivered safely, on time, on budget, and of the highest quality.
QUALIFICATIONS
Required
Minimum of 3 years prior experience building production homes
Two to three years experience supervising construction of 70-90 doors per year
Two to three years experience constructing townhomes
Experience with budgeting, estimating, and coordinating subcontractor proposals
Possess valid driver’s license and be willing to drive among designated communities in daytime and nighttime
Ability to utilize Construction applications on a smartphone, tablet, or laptop
Ability to carry out instructions furnished in oral or written form
Proficiency with MS Office and email
Ability to read and interpret construction plans and specifications
Exceptional organizational skills
Ability to lead all subcontractors to adhere standards, schedules and budgets
Excellent organization, time management, and attention to detail
Able to lift (60) Ibs.
Preferred
2 years experience in construction of apartment buildings
General Contractor’s license
Bi-lingual
ORGANIZATIONAL RELATIONSHIP
The position will report directly to the COO of the company.
ESSENTIAL DUTIES & RESPONSIBILITIES
Plan and direct construction activities on the building site
Schedule all involved subcontractors for each phase of development and construction
Complete each home site on schedule from planning through occupancy, ensuring all contract obligations are satisfied
Inspect work performed by subcontractors
Maintain accurate records of project progress, including daily logs, inspection reports, and other documentation
Approve work being performed by subcontractors and handle any related issues
Authorize payment of subcontractors upon thorough inspection of work
Maintain a safe work site by implementing safety requirements and good housekeeping regulations, enforcing safe work habits, observing OSHA requirements and any state-level agencies’ regulations
Maintain compliance with all applicable building codes
Verify all checklists are completed and inspections are scheduled and passed
Recognize and enforce quality standards through daily inspection of homes under construction
Monitors subdivision cleanliness and hold subcontractors responsible for daily clean-up
Schedule and manage subcontractors to make designated warranty repairs
Procure necessary materials
Coordinate with suppliers to ensure timely delivery of materials and equipment to the job site
Unload, inventory, and stock jobsite materials
Negotiate change order scope and pricing
Assist in the solicitation of new vendors and subcontractors
Report weekly and as needed on progress of existing and new jobs
Interface with clients and staff with utmost professionalism
Ability to work additional hours as necessary to meet business needs
Develops and maintains good rapport with subcontractors, homeowners, city officials and inspectors
Execute company policies and enforces uniformity on construction methods to ensure compliance with quality standards

Pay: $65,000.00 - $80,000.00 per year
