Duties for managing the Properties:
- Oversee the day-to-day operations, including maintenance requests, repairs, and tenant relations. Coordinate with various vendors needed throughout the year.
- Conduct regular inspections of the properties to ensure they are in good order and well-maintained.
- Respond promptly to tenant inquiries and complaints, providing excellent customer service and resolving issues in a timely manner.
- Market and show available units. Process applications to approve and write up new rental agreements for a tenant to sign. Manage tenant move-ins, coordinate with owner and maintenance about when units will be ready for move-in.
- Manage move-outs, including conducting inspections and documenting any damages or necessary repairs.
- Maintain accurate records of all property-related activities, including lease agreements, rent payments, and maintenance requests.
Duties for managing the Office:
- Accounts payable, process invoices once a week and upon request.
- Accounts receivable of loans, managing the receipt of rents and keeping an open invoice file up to date with delinquents, contacting tenants who have unpaid rent.
- Sort mail daily.
- Processing rents and bank deposits.
- Monthly bank reconciliations in QuickBooks.
- Payment of quarterly estimated taxes.
- Maintain multiple email accounts and filing systems.
Qualifications:
- Previous experience in property management, office management, or a related field is preferred.
- Strong organizational skills with the ability to multitask and prioritize responsibilities effectively.
- Excellent communication skills, both written and verbal, with professional phone etiquette.
- Ability to build and maintain positive relationships with tenants
- Must be able to navigate Appfolio
