The Regional Property Manager is responsible for protecting, maintaining, and enhancing the value of the property services division while ensuring quality experience for residents and tenants. In your role, you will be responsible for the performance and successful day-to-day operations of the Property Services division. Your leadership is essential, serving an integral role in the financial and physical performance of the assets that we own and manage. Further, we expect you to take the initiative in suggesting, developing, and implementing new innovative ideas.
Essential Duties and Responsibilities:

Provide residents and tenants with outstanding customer service; build brand loyalty by ensuring every customer interaction is positive through our industry-leading Meet McCaffery service.

Operate to McCaffery’s Methods as it relates to Risk and Legal Management, Facilities Maintenance, Financial Management, Training, Human Resources, Marketing, IT, and Commercial Leasing.

Complete McCaffery’s DREAM platform requirements as set forth by HR.

Accountable for the strategic management and performance of all properties in the property services portfolio. Represent the best interest of the properties, its residents, tenants, management, and owners.

Always be ready to serve & delegate. Help divide and oversee task completion amongst staff in the absence of a team member.

Maintain high-level awareness of market trends and take routinely scheduled tours of competing properties. Provide recommendations on innovative solutions to ensure relevancy in the marketplace.

Monitor and evaluate Property Managers’ compliance with MI and 3rd party client standards.

Help direct Property Managers to maximize asset performance through the analysis of property efficiencies and identifying opportunities for improved performance.

Conduct all business in accordance with McCaffery’s policies and procedures, fair housing, Americans with Disabilities Act , and all other laws pertaining to residential units, commercial properties as well as all employment laws.

Work possible weekends and perform on-call duties as determined by management
Financial and Operational Management:
-
Help ensure the successful operations of all managed properties within the approved annual budget and business plan to maximize NOI.

Thoroughly review and analyze annual budgets for assigned properties before submitting to management for final review.

Oversee Property Managers on evaluation and implementation of Capital Projects.

Direct the Reconciliation process ensuring scheduled deadlines are adhered to.

Oversee lease administration process is adhered to by Lease Administrators and Property Managers, such as:

Tenant lease files are complete
-
Fair Housing compliance
-
Rent Control compliance
-
Annual audits
-
Critical dates are adhered to

Sales Reporting and Percentage Rent Charges
Leasing and Marketing Management:

Help ensure budgeted occupancy is achieved through Leasing and Marketing efforts.

Monitor all leasing and sales activity; including but not limited to digital marketing, local outreach, 3rd party commercial leasing reports and advertising plans

Monitor tenant retention programs and adjust to meet tenant needs and improve retention and traffic to the site using the McCaffery Way.

Prepare and present internal property performance reports as required

Review daily, weekly, monthly, quarterly and annual reports as dictated by Ownership reporting requirements

Review required internal reports such as:
-
staff time sheets
-
weekly performance report
-
quarterly performance reviews
-
monthly A|R delinquency report
-
Quarterly Insurance Tracking Report as applicable

Train and support the various on-site positions across portfolio.

Requirements & Qualifications:

A minimum of 5-7 years of related property management experience

Bachelor’s degree as a minimum is required

Illinois Real Estate Broker license required - must obtain within 120 days of hire if currently not licensed.

Excellent interpersonal communication skills, including the ability to motivate and lead teams

Proficiency in Microsoft Office (Word, Excel, Outlook, and PowerPoint) and other computer competencies is a must

Ability to multitask and meet deadlines in a timely and organized manner

Flexibility in schedule and work hours based on job demands

Yardi Experience a plus
Supervisor Responsibility:

This position will have supervisory and leadership responsibilities.
Work Environment:

This job is located in the company’s corporate office. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and general office equipment.
Physical Demands:
Due to the nature of the job must be able to use hands and fingers for computer use as well as must be able to walk or be mobile to meet with personnel within the company’s offices in Chicago and elsewhere. While performing the duties of this job, the employee is regularly required to talk and/or hear. Must be able to lift up to 25lbs.
Position Type/Expected Hours of Work:
This is a full-time position based on a 40-hour work week. 9am-6pm M-F or as otherwise designated. This role may require non-business and weekend work.
Travel:
Travel is expected up to 20-30% of a work month.
