Onsite Apartment Manager is provided with a 2 Bedroom 1 Bath Apartment (1,000 sq ft) and $16.00 per hour plus bonus based on occupancy.
SUMMARY
The Apartment Manager is responsible for overseeing leasing operations, ensuring resident satisfaction and retention, managing financial reporting and invoicing, coordinating apartment preparations and maintenance, facilitating repairs and replacements, and maintaining property cleanliness while handling inquiries promptly and professionally.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
· Monitor current market and competitor conditions impacting community occupancy.
· Manage leasing process from apartment showings to move-in procedures, including qualifying prospects and preparing lease documentation.
· Ensure resident satisfaction and retention through effective communication and lease renewals.
· Review and scan invoices for Accounts Payable.
· Prepare move-out statements detailing charges and refunds.
· Schedule and oversee the preparation of vacant apartments, coordinating tasks such as painting, refinishing, and carpet cleaning.
· Manage work orders for maintenance requests, ensuring timely completion and resident satisfaction.
· Facilitate and oversee repairs, appliance replacement orders, and installations with Luis Sanchez or external contractors.
· Manage move-out cleaning and coordinated necessary repairs to ensure unit readiness for occupancy.
· Maintain high standards of property cleanliness and appearance.
· Handle phone and email inquiries promptly and professionally.

EDUCATION and/or EXPERIENCE
High School diploma or higher required
Previous experience required – 5 years or more in apartment leasing, management or related field.
Intermediate computer skills are required, including MS Office.
Familiarity with reviewing invoices and repair billings.
LANGUAGE SKILLS
Fluent speaking in English and Spanish language required.
Excellent communication skills.
Strong sales and customer service approach required
