We have exciting opportunities for an Assistant Property Manager / Leasing Consultant with proven skills to oversee leasing, operations and maintenance at our apartment community at our Class B communities that are located in north Austin.

All potential applicants must have a valid driver's license, Social Security number, clean criminal background, and be able to pass a drug screening.
Desired Qualifications:
- 3+ years apartment leasing / management experience
- Bilingual (English / Spanish)
- Demonstrated Management, Sales and Customer Service, and Employee Management skills
- Must be able to communicate clearly with residents via email and text.
- Experience with MS Excel, Word
- Experience with property management software (Resman preferred)
- Good communication skills - including verbal, email and social media
- Able to market properties to local businesses, schools, locators, and through personal communication, social media and on-line ads.

Responsibilities
- Reports to the district manager to assist in property operations to ensure the property is managed in accordance with industry and company best practices and performing to meet the monthly and quarterly goals.
- All of our communities are one-person offices with a full time maintenance staff, so this is a working management position.
- Show and lease apartments in accordance with Fair Housing guidelines
- Ensure work orders, upgrades and make-readies are completed in a timely manner.
- Answer phones & respond to phone messages, email and in-person rental inquiries
- Greet, Qualify and Close Prospects
- Implement resident communication and retention activities
- Verify application and Process Paperwork for new leases, etc.
- Understand TAA lease and usual amendments - explain to prospective tenants
- Qualify prospective tenants and execute TAA leases (Bluemoon)
- Resolve resident issues
- Prepare lease renewal packages
- Enforce community policies, manage rent collections and notifications
- Understand the local rental market through market surveys and contacts with comparable properties
- Create marketing flyers & materials
- Contact local businesses and locators and market to them.
- Maintain property appearance in accordance with owner standards
- Coordinate and follow-up with maintenance on any service requests and monitor resident satisfaction in person or through follow-up calls.
- You will be responsible for some after hours phone calls and emergency follow-ups and may, on occasion, be required to work some Saturdays.
