A boutique real estate firm is looking to hire an experienced onsite facilities manager to oversee all building systems, tenant requests, and repairs for a multi unit apartment building located in Hollywood, CA.
Must have knowledge of construction, mechanical, electrical and plumbing systems. Facilities Manager will inspect and repair electrical, plumbing or janitorial problems and be responsible for responding to tenant requests and inquiries. Person will assist with turning units and prepare them for new tenancy. Person in this roll will work closely with our Leasing team to ensure all new leases and tenancy are executed seamlessly.
Facilities Manager will be REQUIRED TO LIVE ON SITE AT THE PROPERTY. Salary will include reduced rent for a studio unit at the building.
The person in this role will be responsible for preserving the good condition of infrastructure and ensure that facilities are safe and well functioning at all times.
Responsibilities
- Plan and coordinate all installations (telecommunications, heat, electricity etc.) and refurbishments
- Manage the upkeep of equipment and supplies to meet health and safety standards
- Inspect buildings’ structures to determine the need for repairs or renovations
- Review utilities consumption and strive to minimize costs
- Supervise all staff facilities staff (custodians, technicians, groundskeepers etc.) and external contractors
- Control activities like parking space allocation, waste disposal, building security etc
Skills
- Proven experience as facilities manager or relevant position
- Well-versed in technical/engineering operations and facilities management best practices
- Knowledge of basic accounting and finance principles
- Excellent verbal and written communication skills
- Excellent organizational and leadership skills
- Good analytical/critical thinking
- BSc/BA in facility management, engineering, business administration or relevant field
Requirements:
- Bachelor's Degree preferred
- 3+ years of Building Maintenance experience
- Must have knowledge of construction, mechanical, electrical and plumbing systems
