Key Responsibilities:
Property Management:
- Oversee the day-to-day operations of our commercial properties, including office buildings, retail centers, industrial facilities, and mixed-use properties.
- Ensure properties are well-maintained, secure, and compliant with safety regulations, delivering exceptional tenant experiences.
Leasing and Tenant Relations:
- Lead leasing activities, from marketing available spaces to negotiating leases and renewals, ensuring optimal occupancy rates and tenant satisfaction.
- Foster strong relationships with tenants, addressing their needs promptly and professionally to enhance retention rates and long-term partnerships.
Financial Management:
- Develop and implement property budgets, track income, expenses, and capital expenditures, optimizing financial performance and maximizing property revenue.
- Identify cost-saving opportunities and implement strategies to enhance property value and profitability.
Vendor Management:
- Collaborate with contractors, maintenance teams, and service providers to ensure timely and high-quality property repairs and improvements.
- Monitor vendor performance, negotiate contracts, and obtain competitive bids for services to achieve cost-effective solutions.
Lease Administration and Compliance:
- Manage lease agreements, ensuring compliance with terms and conditions, collecting rent payments, and handling lease-related legal matters professionally.
- Stay updated on local, state, and federal real estate laws, building codes, and regulations, ensuring full legal compliance and risk mitigation.
Reporting and Market Research:
- Generate regular reports on property performance, market trends, and economic conditions, providing valuable insights and recommendations to property owners and upper management.
- Conduct market research to make informed decisions on property positioning, rental rates, and investment opportunities.
Qualifications:
- 5+ years of experience as a Commercial Property Manager, with a proven track record of success in managing diverse commercial real estate portfolios.
- Strong leadership, communication, and organizational skills, with the ability to handle multiple tasks and prioritize effectively in a fast-paced environment.
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and property management software, such as Yardi or similar systems.
- Detail-oriented with strong follow-up skills and a proactive approach to problem-solving and decision-making.
