Job Description:
We are seeking an ambitious Buyer/Tenant Representative with a sharp focus on business development to join our expanding team. This pivotal role involves representing clients seeking to lease or purchase commercial real estate properties. In addition to handling inbound leads, you will also be expected to proactively prospect for new buyers and tenants. You will act as a trusted advisor to clients, guiding them through the process of identifying suitable properties, negotiating terms, and facilitating transactions. Your primary focus will be on understanding client needs, conducting property searches, and providing expert guidance throughout the leasing or purchasing process.
Responsibilities:
- Serve as the primary point of contact for clients seeking to lease or purchase commercial real estate properties.
- Proactively prospect for new buyers and tenants through various channels, including cold calling, networking, and attending industry events.
- Conduct thorough needs analysis to understand client requirements, including space requirements, location preferences, budget, and other considerations.
- Identify suitable properties that meet client criteria through market research, property tours, and networking.
- Coordinate property showings and accompany clients on site visits.
- Provide expert guidance and advice to clients on market trends, lease terms, purchase agreements, and negotiation strategies.
- Assist clients in preparing and submitting offers and negotiating lease terms or purchase agreements on their behalf.
- Liaise with landlords, property owners, developers, and other stakeholders to facilitate smooth and efficient transactions.
- Ensure compliance with all legal and regulatory requirements throughout the leasing or purchasing process.
- Maintain accurate records of client interactions, property listings, and transaction details.
- Participate in key networking groups as needed.
Qualifications:
- Bachelor's degree in business, real estate, finance, or a related field is preferred. Job experience and work history in the field is also considered.
- Previous experience in real estate/commercial real estate, leasing, sales, or property management.
- Strong knowledge of local real estate markets, including property types, zoning regulations, and market trends.
- Excellent communication and negotiation skills, with the ability to build rapport with clients and negotiate favorable terms on their behalf.
- Proven track record of successful prospecting and business development in the real estate industry.
- The ability to learn, develop and apply new skills is crucial
- The ability to work as part of a team in a fast-paced environment balancing collaboration and individual action is necessary for success.
- Detail-oriented with strong organizational and time management skills.
- Ability to work independently and prioritize tasks in a fast-paced environment.
- Proficiency in Microsoft Office Suite and real estate software/tools.
- Current Texas real estate license in good standing mandatory
Compensation
· The position is an Independent contracting position (1099) and commission based.
