Job Summary:
The Community Manager is fully accountable for all property operations. The purpose of the Community Manager is to effectively manage and coordinate resources to accomplish property objectives. These objectives will include maximizing customer satisfaction, maximizing occupancy levels, maintaining the property, maximizing revenue, and controlling expenses. The Community Manager will oversee leasing professionals assigned to the property, maintenance activities and personnel.
Duties/Responsibilities:
· Responsible for office opening on schedule, condition of office and model apartments.
· Maintains positive customer service attitude, leading by example.
· Physically walks and inspects property and all common areas on a daily basis; Verifies condition of vacant & furnished apartments.
· Assist in the preparation and finalization of budgets for each calendar year. The manager is responsible for staying within the established budget guidelines throughout the year and completing the monthly Variance Report.
· Welcomes and shows property to prospective new residents. Handles incoming inquiries from prospective new residents.
· Provides constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. The Community Manager is responsible for reviewing and approving all property invoices.
· Trains, motivates, and supervises all on-site staff to achieve operational goals of assigned property. This includes new employee orientation, annual performance reviews, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.
· Ensures that all rents are collected when due.
· Performs evictions, utility management and landlord liens as required on delinquent rents.
· Ensures that lease files are organized, complete, accurate, and in Property Management Software. Ensures that the completion of leases is being executed properly.
· Maintains records of all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports to immediate supervisor and corporate office on a weekly and monthly basis.
· Reviews all notices to vacate and to determine the cause of the move-out.
· Receives and responds to resident requests and complaints. Escalates as necessary.
· Monitors all maintenance activities. Reviews open work orders daily, reviews with maintenance personnel, updates residents on status.
· Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc. and participates in the monthly Market Update Meeting.
· Reports all liability and property incidents to the corporate office in a timely manner.
· Completes any pertinent safety checklists with maintenance staff.
· Performs any additional duties or tasks as assigned by immediate supervisor and/or corporate office.
· Ensures the conduct of all business is in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.

Required Experience:
· Three years’ experience in on-site property management.
· Yardi experience a plus
· Computer literate with capability in email, MS Office, Zoom and related communication tools.
Hours/Pay:
· Minimum 40 hours per week. Must be available evenings, nights, and weekends for staffing needs and emergencies.
