We are seeking a seasoned Project Manager for ground-up building shell construction and tenant build-outs. This is a full time, long term salaried position that requires optimum performance from a professional manager knowledgeable of materials, means, and methods of construction.
The ideal candidate possess the ability to estimate a project and generate a proposal with a comprehensive scope of work. The job entails meeting deadlines on multiple, simultaneously operating projects. The ability to communicate and work effectively with others; including co-workers, clients, government representatives, and subcontractors is essential. Specific duties include project documentation, site inspections, knowledge of municipal and state building codes, generating scopes of work, cost estimates, generate and understand specifications, generate and maintain construction schedules.
Additional Responsibilities
- Ensure Project Superintendents have all necessary documentation required to execute construction activities with selected subcontractors and vendors.
- Assist the Senior Project Manager with coordination, project tracking and documentation.
- Generate documentation related to schedule impacts, contract changes, request for information, submittals and tracking related to the aforementioned responsibilities.
- Able to insure project compliance of scope, quality as established by the contract documents; enforcement of site cleanliness, safety, health, and substance abuse programs; proactively anticipating and solving problems that could delay construction.
- Ensure compliance of the permit and inspection process, monitor projects for compliance with project standards, maintaining QC/QA files, maintain project progress photos, and updating as-built drawings; and attending and conducting regularly scheduled progress meetings.
- Review and approve monthly billings for each assigned job.
- Coordinate and resolve changes with the owner on a timely basis.
- Coordinate all project buy-outs and subcontract awards.

Qualifications:
- A.S. degree in construction management or similar or five (5) years of direct experience as an Project Manager / Estimator.
- Minimum Seven (7) years’ experience in the construction industry with a commercial and/or industrial general contractor.
- Experience in managing a construction project from estimating to final owner acceptance.
- Excel at blue print and specification interpretations as it relates to owner requirements and constructability.
- Proficient with computer software used in the construction industry.
