Job Summary
The Union Porter reporting to the Building Superintendent at the Rittenhouse Claridge property is a “non-exempt” union position. The primary function of the Porter is to keep the property in a clean and safe condition, as directed by the Rittenhouse Claridge management team.
Essential Job Functions
- Clean common areas, vacuum hallways, carpets and spot cleaning of same, restrooms, fixtures, stairs, doors and fire towers and/or any other assigned areas using established practices and procedures.
- Clean designated offices, which includes vacuuming, dusting, dry and damp mopping.
- Clean spills or other messes as required and fill dispensers.
- Respond to requests for custodial assistance from management team in a prompt, courteous manner.
- Remove trash in keeping with recycling guidelines. And report any trash violations or community concerns to the Building Superintendent.
- Walk the property during collection route and remove trash, debris, etc.
- Sweep outside of building, remove snow and ice when requested, aerate the front gardens, and maintain all designated areas in a clean and safe condition.
- Keep supply room and any individual Porter supply closet in a neat and clean condition.
- Report supply needs to the Building Superintendent.
- Assist maintenance team with light duties as directed.
- Maintain Company equipment and report any equipment problems or malfunction of property fixtures and/or any other damages or maintenance items to the community Maintenance Supervisor.
- Other trash valet, grounds keeping, custodial and maintenance duties as assigned.
- Maintain resident relationsby providing excellent customer service to all residents.
- Support Building Superintendent in handling building related emergencies.
- Perform other duties as assigned.
Physical Requirements
- This job regularly performs work in outside weather conditions, including rain and extreme heat and/or cold, near moving mechanical parts. This job involves exposure to wet and/or humid conditions, vibration and dust.
- This job requires the ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in restricted space.
Knowledge, Skills and Abilities
- High School diploma or equivalent.
- 3+ years of experience in a custodial role required.
- Ability to interact positively with residents, employees, vendors and the general public.
- Ability to follow directives and work independently with limited supervision.
- Excellent written and verbal communication skills.
- Excellent customer service skills demonstrating effective means to resolve inquiries or concerns, ensuring a positive experience for residents.
- Strong organizational skills demonstrated through efficient multitasking, prioritization, and meticulous attention to detail to streamline processes and optimize workflow.
- Basic computer literacy for training and communication purposes.
