Elevated Properties is looking for a full time, year-round maintenance technician with at least 4 years of experience to support the Maintenance Manager in keeping all BREO facilities in good working order at all times. This includes preventative maintenance & cleaning as well as repairs and working with outside contractors as needed. Inspection of each unit prior to occupancy is to be completed and documented for every arrival to ensure that guests do not encounter any non-working items or maintenance problems. Pay range for the Maintenance Tech II and III roles range between $23 to $26 per hour depending on experience depending.
- Plumbing - repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.
- Electrical - repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers.
- Drywall repair - includes filling in small holes caused by nails and minor dings from normal wear and tear as well as repair of larger holes.
- Painting - includes minor touch-ups following damage repair and new coats of paint applied to unit walls.
- Appliance repair - includes the repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners.
- Grounds keeping - includes mowing grass, pulling weeds, trimming and pruning trees and shrubs, setting & maintaining irrigation system, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and maintaining bark mulch or other ground covering.
- Cleaning/housekeeping - includes maintaining a tidy appearance in shared common spaces, also includes repairing and cleaning fixtures, drapes, appliances, floors and other surfaces, and checking to ensure all items in units are functioning correctly.
- Snow removal - includes shoveling, blowing and plowing snow away from walkways and driveways, and laying down sand and/or salt atop icy surfaces to prevent slipping.
- Customer service - includes professional, prompt and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.
- Time management - maintaining an organized scheduling and tracking system to effectively complete all maintenance requests in a timely manner by level of priority.
Requirements:
At least 3 years of maintenance experience, preferably in a multi-unit property management business.
Ability to demonstrate a proven track using general maintenance procedures and techniques.
Experience in operating a variety of equipment, including snow blowers and lawn mowers. Experience using small hand tools to make repairs to plumbing, appliances, drywall and residential electrical components.
Excellent manual dexterity and problem-solving abilities. Physically capable of lifting 50 pounds.
Ability to communicate status of work orders respectfully and clearly with key stakeholders in both written and verbal formats.
Ability to use a Windows based computer software system to check occupancy, enter and maintain work orders, and maintain inventory.
Available to work a consistent 40 hours per week schedule, including weekends. Availability for on-call after hours maintenance requests is required.
