Job Description:
The Assistant Community Manager will work closely with the Community Manager to learn all aspects of management, including leasing, administrative, reporting, and financial functions.
Job Requirements:
To assist in all phases of on-site operations:
- Must be knowledgeable of the community and area neighborhood
- Understanding the community’s market, make recommendations to optimize performance
- Conduct personable tours of the community and homes, including hard hat tours
- Keeping prospects and current residents notified of construction time frames or delays
- Lead, motivate, and oversee all leasing activity, including calls, touring prospects, documenting and communicating any specials, coordinating move ins
- Process rental applications, lease paperwork, and renewals.
- Assist with developing and implementing new strategies and programs designed to ensure resident retention
- Responsible for all daily computer entries, including invoicing and budget
- Handles delinquency and process evictions/lockouts
- Implements scheduled rent increases
- Resolve residents issues, complaints, and work orders
- Coordinate maintenance and make ready’s
- Audits lease files
- Makes regular inspections of community
- Assists with emergencies and on call after hour emergencies
- Comply with federal and state laws and company policies, procedures and regulations
- Perform other duties as assigned by Community Manager or Director
What we’re looking For In You:
- Excellent professional written and oral communication, and the ability to interact with residents/guests in a luxury customer service manner
- Must maintain a professional appearance and demeanor at all times
- Ability to quickly connect, build rapport and develop relationships
- Ability to work independently and a team environment
- Must be creative with social media
Qualifications:
- High School Diploma or equivalent required; some college preferred
- 1 + years Assistant Community Manager experience preferred
- Lease up experience desired
- Resman software experience preferred
Work Hours:
- Must be capable of working a varying weekly schedule including weekends, and some evenings
