Key Responsibilities:
- Assist in managing all aspects of the apartment community, ensuring smooth operations and resident satisfaction.
- Collaborate with the Property Manager to develop and implement strategic plans that meet the needs of our customers and drive revenue growth.
- Coordinate and oversee maintenance activities to ensure property standards are met.
- Foster positive and productive relationships with residents, addressing any concerns or issues promptly and professionally.
- Support lease/contract negotiations with contractors in a timely manner.
- Assist in advertising and marketing vacant spaces to attract tenants and optimize occupancy rates.
- Contribute to the collection of receivable accounts and management of operating expenses.
- Assist in the development and management of annual budgets, including forecasting and variance analysis.
- Support the oversight of on-site personnel and assess performance to maximize staff efficiency.
- Contribute to achieving financial goals and provide periodic reports on financial performance.
- Assist in sourcing and building relationships with prospective clients to expand business opportunities.
- Stay updated on industry and market knowledge.
Requirements:
- High School Diploma or an equivalent mix of education and experience is required.
- Demonstrated experience (2+ years) in residential property management.
- Bilingual in English/Spanish required.
- Previous experience in real estate preferred.
- Valid driver's license and access to a reliable vehicle.
Knowledge, Skills, and Abilities:
- Proven work experience as an Assistant Property Manager or in a similar role.
- Solid understanding of property management and its financial aspects.
- Familiarity with rules and regulations surrounding property management.
- Competency in Resman, MS Office, and other relevant databases/software.
- Customer focus and bottom-line orientation.
- Interpersonal savvy with strong communication and presentation skills.
- Well organized with excellent time management skills.
- BS degree or CAM designation preferred.
Compensation and Benefits:
- Competitive compensation of $45,000-$55,000 based on experience and qualifications.

Physical Demands and Work Environment:
- While performing the essential duties of this position, an employee would frequently be required to stand, walk, and sit.
- Must be able to remain at a desk for a period of up to 8 hours.
- Must be able to walk the property for a period of up to 8 hours in various weather conditions.
- Must have the ability to climb stairs.
